Car sharing industry revs up with Wembley Park residents in the driving seat

Ask anyone who knows about the auto-mobility industry and the answer is the same: the future of car sharing is revving up. Figures from the RAC show that the average car is used for six hours per week and stationary for 162 hours. That means that the average vehicle spends 96.5% of the time parked.

McKinsey’s ‘Mobility of the Future’ has highlighted “paradigm shifts in auto-mobility” as a result of tightening CO2 regulations and greater public awareness of the harmful impact of cars on the environment. Figures from Morgan Stanley show that while car sharing worldwide currently accounts for only around 2% of the total cars on the road, it is expected to rise well above 15% by 2030.

Car sharing makes complete sense in big cities, and as the years pass the global trend towards urbanisation means that more and more of us will be living in municipalities. The UN’s World Urbanization Prospects report projects that 66% of the world’s population will be urban by 2050, compared to a century earlier, when the figure stood at just 30%. At the same time, the world’s population has risen from 2.5 billion in 1950 to a projected 9.5 billion by 2050. That represents a growth in urban population from ¾ billion in 1950 to 6.27 billion just a century later.

This rapid urbanisation has given rise to car clubs and membership schemes across the world, and the Asia-Pacific region is leading the trend, with 2.3 million users and 33,000 vehicles, based on World Economic Forum data. However, it is Europe that boasts the largest service per capita, with 31,000 vehicles for the region’s 2.1 million users.

In Europe’s biggest cities, car sharing is increasingly being seen as the ideal solution, particularly by young urbanites. Paul Hogarth, Head of Residential Sales for Quintain, who is behind the range of contemporary new homes at Wembley Park, comments,

The prevalence of families living in the private rented sector is increasing and for the first time has overtaken couples as tenants. The days of a clear path from getting married to buying your first home to having children are long gone. The latest data from the National Landlords Association (NLA) shows that landlords renting to families with children in the build to rent market have become more common than those renting to young couples for the first time – at 48% compared to 47% respectively. According to the NLA’s data, it is the first time that families have been the most prevalent type of household unit, as the clear benefits of a professional landlord offering leasing with no lettings fees is becoming clearer.

In the decade from 2004/05 to 2014/15, families living in build to rent units have grown from 30% to 37%. Improving standards across the sector mean that many families with children now see renting as a stable, long term prospect, offering a lifestyle as well as a home.

The UK’s lack of housing, particularly in cities, is also contributing to the rise of build to rent as the option of choice for families. The disparity between salaries and house prices, which in London in particular has made getting onto the property ladder harder to do as well as the affordability of the required lifestyle means customers are drawn to the rental sector in general and the all-inclusive professional landlord sector in particular.

The growing popularity of build to rent developments and the professional landlord in the UK has kick-started a wave of interest in building and space design. The race is on for innovative new features that go over and above what tenants might reasonably expect from their rented accommodation.

The team at the Manser Practice, who were responsible for the design of the Nest and the Deckhouse – Tipi’s two social spaces – were encouraged to look ‘beyond home’ for the perfect balance of public and private space.

Rob Owen, Senior Interior Designer at The Manser Practice, shares his secrets of designing ‘the best way to live in London,’ as Tipi strives to be.

What was your inspiration for the Deckhouse and Nest?

We aspired to create spaces that strike the right balance between public and private – places that go ‘beyond home.’ We looked at various spaces that we felt achieved this, such as informal hotel lobbies, student accommodation common areas, break-out spaces in offices and espresso bars where the customer is comfortable enough to stay all day. Inspiration can come from the most unusual places. In this instance we were motivated by vintage games, and even repurposed an old pinball machine. A playful combination of pastels and bright colours pick out key features in the space while a soft and neutral background ties in with the building’s architecture and the finishes in the apartments.

Why did you design the spaces as you did?

We wanted our entrance lobbies to work hard and answer the many requirements of the residents, and we were keen that the whole space felt ‘designed’ and carefully considered from the moment you cross the threshold. The communal entrances and external spaces are integral to the overall resident experience. Both lounges are for relaxing, socialising and entertaining but in different ways.  The Nest has a more restrained palette to give a comfortable and cosy atmosphere ideally suited to working from home or socialising in smaller groups whereas in the Deckhouse the design is more vibrant and conducive to larger gatherings. These differing groups are reflected in the range of spaces and seating provided.

What features did you feel were important to include for private rented sector accommodation?

The spaces had to feel like an extension of the tenant’s private space but also be inviting and exciting enough to be well used, offering a variety of facilities, from places to work to areas to host guests in the evening. Our goal was to create a sense of community through simple yet effective ideas ranging from a book exchange library to pool tables and board games. Superfast broadband is essential in any modern space, and here we have combined this virtual offering with other more tangible amenities like live sport showcases and self-service coffee machines.

Which particularly innovative or standout features would you like to highlight?

The flexibility of both the Deckhouse and the Nest are absolutely key to the design. We designed bespoke and playful modular seating which can be separated to open up the floor space as well as using multiple types of seating that can be used indoors and out. Hidden partitions in the Nest screen off a private area that can be rented out by residents.Apartments at Tipi are priced from £1,550 pcm with no agency fees and include all utility bills and superfast broadband. As the UK’s millennials approach their prime spending years, the impact of their personal priorities is being seen across the economy. Their preference for experiences and lifestyle over possessions, including their firm position as part of ‘generation rent’ is creating a significant shift in the country’s housing sector. The first wave of this change is currently being seen across London, with the rest of the UK tipped to follow in the capital’s footsteps over the coming years.

According to the NatWest Millennials Home Buying Survey, 47% of millennials feel that they are in generation rent and 78% believe that the UK’s wider economic conditions have negatively affected their chances of becoming home owners.

However, rather than feeling despondent about their lack of home ownership prospects, many millennials are turning the situation to their advantage and instead demanding more from their rental accommodation.

Here are five ways that millennials are reshaping the UK housing sector:

1.Social spaces

In the US the trend has seen urban millennials seeking out smaller and more affordable private space, which is offset by large, shared social spaces.
