2020 here we come! Taylor Wimpey España reveals hottest holiday home trends for next year

Spain ,
  • Spanish coastal areas will see most demand – Costa Blanca already showing 24% increase in sales (Colegio de Registradores)
  • Technology and sustainability features to top buyers’ list of demands
  • Foreign buyers in Alicante accounted for over 40% of property sales in Q1 2019
  • Brits still buying more homes in Spain than any other foreign nationality

As we’re already well over halfway through 2019, leading Spanish home builder Taylor Wimpey España has shared its insights into the hottest holiday home trends for the coming year. 2020 will have much to offer second home buyers, though budgets will be tight, according to the Spanish property experts.

We’re already seeing buyers tightening the purse strings, which has an impact on both the type of properties they are seeking and the locations. The Costa Blanca, in particular, is likely to benefit as this trend carries on into 2020, as it’s combination of beautiful beaches and low prices proves a winning one for many buyers.”

Marc Pritchard, Sales and Marketing Director of Taylor Wimpey España

Buyers in the Costa Blanca can certainly get a lot for their money and interest in the area is growing. The Colegio de Registradores reported a 24% increase in sales there during the first three months of 2019. It also highlighted the ongoing importance of British buyers to the Spanish property market, with Britons accounting for 13.79% of all foreign buyers – more than any other nationality – during Q1 2019.

Kiruna Residencial in Elche, Alicante, epitomises the reason that the Costa Blanca is increasingly on budget-conscious buyers’ radars. Spacious three-bedroom properties there cost from just €173,000 plus VAT. The light-filled homes come with balconies, roof terraces and gardens for blended indoor and outdoor living set against the backdrop of the Alenda golf course and the stunning Sierra de las Aguilas mountains.

With private gardens, a communal pool, a supermarket, a clubhouse and a bilingual school on site, plus lively beachfront nightlife just 15 minutes away, there’s plenty to keep owners of all ages entertained. This variety, along with a well-connected airport, is much of the reason that Alicante Province is leading Spain when it comes to foreign buyers. The Colegio de Registradores reports that 40.92% of all home buyers there were foreigners during Q1 2019.

As well as the temptation of lower prices, second home buyers in 2020 will also be prioritising both technology and sustainability features, according to the Taylor Wimpey España team. USB chargers, WiFi and electric blinds will all be essential features, while energy-saving devices such as solar panels and rainwater harvesters will also be much in demand. That’s in addition to more traditional demands such as large windows, generously sized terraces and open kitchen/dining areas.

In terms of interior design, 2020 will be all about minimalism and light colours. Holiday homes will be places to escape the hectic pace of modern life, with light tones used to create a sense of serenity and peace. Fabric choices will focus on ease of maintenance as well as style, minimising the owner’s effort when it comes to keeping the home clean.

“We’re focusing on all of these trends as we design and build homes ready for 2020’s buyers, while also remembering all of the usual expectations. From proximity to the beach and local shops to air conditioning and on-site parking spaces, we’re ensuring that buyers’ demands are well catered to in advance of the start of 2020.”

Sisters are doing it by themselves, latest solo travel survey reveals

Sisters are doing it by themselves, latest solo travel survey reveals

Spain ,
  • Number of female solo travellers up 88% since 2015 (Hostelworld)
  • Spain is the world’s safest country to visit (Asher & Lyric)
  • Second home design catering to solo holidaymakers (Taylor Wimpey España)
  • Spain ahead of EU average for gender equality (Gender Equality Index)

Recently released figures from Hostelworld have shown a stark rise in the number of women choosing to travel on their own. The Evolution of the Hostel Traveller report reveals that the number of women choosing to travel solo has risen by 88% since 2015. Women from the US are making the greatest number of female solo travel plans, accounting for 20% of bookings. They are followed by female travellers from Germany (11%) and the UK (10%).

Holidaying alone isn’t only limited to those staying in hostels. Nor is it just for youngsters. A 2018 Booking.com survey of 20,500 travellers found that 40% of Baby Boomers had taken a trip on their own in the past year, while a further 21% were planning to do so in the future. Princeton Survey Research Associates meanwhile, have found that 58% of millennials are willing to travel solo, while 26% of millennial women have already done so.

The growth of solo travel has led to keen interest in destination safety. Asher & Lyric recently compared the world’s top 50 most visited countries around the globe in order to establish which was the safest. Spain came out as the clear winner.

Spain is a superb destination for solo travellers looking for a safe, welcoming place to enjoy their leisure time. From street safety to gender equality, Spain scores highly across a wide range of factors when it comes to traveller safety. Combined with the country’s beautiful Mediterranean beaches and fantastic weather, this makes it a wonderfully inviting location for those holidaying on their own.”

Marc Pritchard, Sales and Marketing Director of Taylor Wimpey España

Leading Spanish home builder Taylor Wimpey España is well used to delivering safe and secure environments for solo holidaymakers, as well as those travelling with young children. Gated communities in popular areas, such as Horizon Golf at La Cala Golf Resort in Mijas (Malaga), provide homes that are ideal for those holidaying on their own, as well as family groups.

Available from €435,000 (with 10% VAT included until the end of August as part of Taylor Wimpey España’s summer offer), the key-ready townhouses at Horizon Golf are split over three levels, with large terraces and solariums providing panoramic views. Luxury touches abound, from motorized blinds to designer bathrooms. A communal pool and garden complete the development, which also boasts access to La Cala Golf Resort’s three 18-hole golf courses, hydrotherapy centre and spa, all with 24-hour security.

Spain is known for its positive attitude towards gender equality. In 2018, women held 11 of the government’s 17 cabinet seats. The Gender Equality Index 2017 for Spain shows that Spain is ahead of the EU-28 average score and that progress is occurring at a faster pace than the EU average. In the decade to 2015, Spain made progress in every domain that the Gender Equality Index assessed: health, power, money, work, knowledge and time.

“It is no wonder that solo female travellers feel so positive about holidaying in Spain, with its safe local environment and a respectful attitude towards women. We are delighted to cater to all demographics when designing and building second homes here, including the growing market of those who prefer to travel on their own.”

Spain gears up for record summer tourism, while second home buyers flock to the coast

Spain gears up for record summer tourism, while second home buyers flock to the coast

Spain ,
  • Half a million more visitors expected in Spain this summer (Industry Minister Reyes Maroto)
  • Tourist spending projected to rise by 3.2%
  • Taylor Wimpey España reports 40% of sales occur over summer months

Spain’s busy season is in full swing as the UK’s schools break up and the Iberian country enjoys another major influx of holidaymakers seeking sunshine and relaxation. Despite earlier predictions of a slower summer, following six years of record visitor numbers, Spain’s Industry Minister, Reyes Maroto, has now projected that the country will receive half a million more visitors this summer than last summer.

The 29.6 million visitors that Spain is predicted to receive over the course of the summer season are also set to break another record, with summer spending tipped to grow by 3.2% for the July to September period. Minister Maroto is looking forward to visitors spending €33.9 billion as they enjoy all that Spain has to offer this summer.

It’s not just poolside drinks, postcards and paella that tourists will be spending their hard-earned cash on. The June to September period is also the busiest time of year for those selling properties in Spain. Leading Spanish home builder Taylor Wimpey España reports that 40% of its annual sales are concentrated in the summer months, as tourists flock to the coast and eye up potential second homes while there.

How many of us go on holiday and dream of being able to own a property in the sunshine? Over the summer period, many of those holidaying in Spain will turn that dream into a reality. Properties with beachfront access and sea or golf views are particularly popular. Large terraces and/or gardens are also a must, along with on-site pools for cooling off from the intense heat of the Spanish sun.”

Marc Pritchard, Sales and Marketing Director of Taylor Wimpey España

Owning a property on the Spanish coast needn’t break the bank. Key-ready homes at La Floresta Sur, near the popular Costa del Sol destination of Marbella, cost from €222,000 plus VAT. The stylish, open plan interiors have been designed to offer welcoming, spacious settings for creating happy holiday memories. Close to Elviria Beach and just minutes from the famous Nikki Beach Club, the homes offer both sea and mountain views, while two of the region’s best-known golf clubs are within a 10-minute drive. An on-site pool and communal gardens complete the offering.

“At this time of year, the Spanish coastline has so much going for it. In addition to beautiful beaches and pristine golf courses, Spain offers a relaxing lifestyle, welcoming atmosphere and superb gastronomy. It’s easy to see why so many people fall in love with Spain over the summer and want to make it a bigger part of their future.”

Marc Pritchard, Sales and Marketing Director of Taylor Wimpey España

With good flight connections from the UK, Spain is easy and cost effective to access throughout the year, meaning that those who purchase second homes there this summer can continue to enjoy them long after the rest of the tourists have gone home.

Latest Tinsa report reveals Spanish property market is all about the coast

Latest Tinsa report reveals Spanish property market is all about the coast

Spain ,
  • 57% of coastal areas now building new housing
  • Costa del Sol and Costa Blanca are key areas of focus (Taylor Wimpey España)
  • Torrevieja, Orihuela and Mijas leading the way when it comes to construction

A new report from Tinsa has revealed a notable upsurge in building along the Spanish coastline. Some 57% of coastal areas are now constructing new homes, compared to 50% this time last year. Torrevieja, Orihuela and Mijas are leading the trend, with more licences approved in 2018 than any other area, excluding the provincial capitals.

Leading Spanish home builder Taylor Wimpey España is one company that is busy constructing new homes in key coastal areas, with the Tinsa report reconfirming its faith in the long-term future of the Spanish second home market.

We’ve spent the first six months of this year ramping up our construction along the Spanish coastland, both on the mainland and the islands of Mallorca and Ibiza. Demand is strong from a wide range of nationalities for Spanish second homes that provide access to the country’s beautiful beaches and superb golf courses. The Costa del Sol, in particular, has an impressive offering when it comes to coastal areas that also offer outstanding golfing facilities.”

Marc Pritchard, Sales and Marketing Director of Taylor Wimpey España

Taylor Wimpey España highlights Grand View as one of the sites that capitalises on the current demand for golf and coastal properties. Located at La Cala Golf, at Mijas (one of the areas flagged up by Tinsa’s latest report), the development is ideal for golfers, while the coast is just 7 km away. The spacious homes come with generously proportioned outdoor areas, in the form of terraces and private solariums, while the site also boasts pretty landscaped gardens and a communal pool. Prices start at €282,000 plus VAT.

Over at Horizon Golf, also located at Mijas’ La Cala Golf, key-ready townhouses are available from €435,000 (with 10% VAT included), thanks to a summer offer in place until the end of July. The three-bedroom, two-bathroom homes come with luxury finishes, fully equipped kitchens and designer bathrooms, as well as an impressive combination of private outdoor space and communal gardens and swimming pools.

Sales of coastal homes rose by 3.5% during 2018, according to Tinsa, and Taylor Wimpey España is confident that 2019 will be equally positive.

“There’s a real buzz surrounding Spain’s coastal areas right now and the Tinsa report shows why. These are exciting property markets to be a part of, whether you’re building homes or buying them!”

Taylor Wimpey España reports rise in holidaymakers demanding more from their breaks

Taylor Wimpey España reports rise in holidaymakers demanding more from their breaks

Spain ,
  • Costa del Sol voted European golf destination 2019 (IAGTO)
  • Holidaymakers indulging their sporty side through tournaments and competitions
  • 30th anniversary celebrations at La Cala Golf Resort attracting keen interest

Leading Spanish home builder Taylor Wimpey España reports that holidaymakers are now demanding more than the traditional combination of sun, sea and sangria from their Spanish breaks. A rise in interest in organised golf tours and other sporting events is driving many second home owners to combine a healthy dose of exercise with their more leisurely holiday pursuits.

Spanish second homes have long been popular with keen golfers, who like to fit in the odd round while they’re staying here. What we’re noticing now is that visitors are increasingly keen to take part in competitions and other events as well, whether golfing competitions in the Costa del Sol or cycle races such as the Mallorca 312. It’s a trend that we’re taking into account when it comes to the location and facilities of new sites that we build.”

Marc Pritchard, Sales and Marketing Director of Taylor Wimpey España

For golfers, the Costa del Sol’s La Cala Golf Resort has plenty to offer this summer, with tournaments held at least weekly during July and August. In celebration of the resort’s 30th anniversary, Taylor Wimpey España is participating in a special event being held on 12 July, with a prize of a three-night golf trip to St Andrews, including visiting the historic golf club and playing on the Fairmont Kittocks and Eden courses.

Townhouses at Horizon Golf at La Cala Golf offer the ultimate second homes for those looking to enjoy regular golfing competitions as part of their holidays. Priced from €435,000 with the VAT included until 31 July, as part of a 10% off summer offer, the key ready homes provide panoramic views over golf course. With three bedrooms and two bathrooms, they are ideally sized for family breaks. The private, gated development includes gardens and communal pools and the nearest beach is just 7 km away, meaning that there’s plenty to do in addition to hitting the fairways.

The Costa del Sol is one of Europe’s most popular golfing destinations. Indeed, the International Association of Golf Tour Operators (the global organisation for the golf tourism industry) awarded it European golf destination of the year 2019 as a result of its outstanding facilities. The area is home to more than 70 courses in total, providing holidaymakers with a superb level of variety and choice.

For buyers on a budget, there’s plenty of choice at La Cala Golf Resort. Grand View, for example, is home to beautifully stylish apartments with views over the golf course and the mountains of Mijas. Prices start from €282,000 plus VAT and the homes are ready to move in to.

Those who aren’t watching the purse strings, meanwhile, are likely to be tempted by the spacious, front line golf properties of Natura. With living accommodation spread over three levels and luxury finishes throughout, the three-bedroom townhouses deliver unrivalled views, solariums measuring over 50 m2 and private gardens. Prices start from €465,000 plus VAT.

While the Costa del Sol has for years been a mecca for golf-loving second home owners, it is far from the only part of Spain to attract those who are keen to indulge their sporty side while on holiday. Mallorca is increasingly attracting holidaymakers on two wheels, with local tour operators and sporting events organisers reporting a 25% increase in cycling tourism during the first half of 2019.

The gruelling Mallorca 312 – so-named because that’s how many kilometres entrants have to ride – was a huge success in April, with cyclists enjoying the island’s stunning scenery while pushing the limits of their endurance. Less daunting cycle tours are available for holidaymakers who prefer a more relaxed pace of exploration.

“Mallorca is an exceptionally beautiful island and one that warrants a slow, meandering exploration with plenty of time to take in the scenery. It’s also got a fantastic range of terrains for cyclists who like a challenge, including some great mountain routes.”

Marc Pritchard, Sales and Marketing Director of Taylor Wimpey España

Close to the 2019 Mallorca 312 route, Blue Cove is a collection of homes overlooking the turquoise waters of the bay at Cala Lliteras. The bright, spacious homes provide spectacular views thanks to their frontline position, along with a communal pool exclusively for owners’ use. The properties are available from €270,000 and boast typical Mallorcan design. That means white walls for protection from the sun in the summer, shaded porches on which to enjoy meals and drinks with family and friends, split-level interiors that feature natural materials and ceramic tiles and pretty gardens. Perfect for those looking to relax in comfortable surroundings after a long day of exploring on two wheels!

Will new Emerald Greens Taylor Wimpey España site help holidaymakers relax faster?

Will new Emerald Greens Taylor Wimpey España site help holidaymakers relax faster?

Spain ,
  • Average British holidaymaker takes over 46 hours to relax while away (Tots to Travel)
  • Emerald Greens’ private cork tree meadow delivers instant serenity
  • San Roque Club setting provides ultimate homes for golfers

From the outstanding tapas, stunning baroque cathedral and flamenco dancers of Cadiz city, to the seemingly endless golden sands of the beaches along the southern and western borders of the province of the same name, Cadiz is one of southern Spain’s most exciting destinations.

Cadiz province is also home to some of Spain’s most attractive and challenging golf resorts and it is this combination of superb golfing facilities and proximity to beautiful beaches that has inspired leading Spanish home builder Taylor Wimpey España’s latest development.

Emerald Greens is located in Cadiz’s prestigious San Roque Club, providing buyers with an enviable combination of spectacular views of both the golf course and the sea. The two and three-bedroom homes will be built in three phases, with the first 24 homes already under construction. Each building of eight apartments delivers three storeys of accommodation: ground and first floor apartments, plus duplex penthouses, with underground parking and a storeroom included in the purchase price (which starts from €270,000 plus VAT).

The development features Taylor Wimpey España’s signature blend of stylish interiors, spacious outdoor areas and communal pools and gardens. Interiors are designed around open plan and ‘total living’ concepts, with spacious living areas and terraces integrating indoor and outdoor life seamlessly.

In addition to the golf course setting, Emerald Greens is surrounded by corn oak meadows, with 70% of the plot dedicated to a private meadow for residents’ enjoyment. Footpaths weave in between the trees, with benches dotted around for residents to rest in the shade when they want to pause in their exploration of the natural beauty all around them.

Launching a new development is always an exciting moment, but we’ve been particularly looking forward to sharing details of Emerald Greens. Not only is it the ultimate second home location for keen golfers, it also has some incredible beaches nearby and is at the heart of a wonderful, natural setting that delivers true serenity.”

Marc Pritchard, Sales and Marketing Director of Taylor Wimpey España

The value of Emerald Greens’ peaceful setting is not to be underestimated. A recent survey from Tots to Travel found that it takes 46 hours and 42 minutes for the average Briton to relax when they go on holiday. Given that the average holiday length for Britons travelling overseas has dropped fairly steadily (from 9.8 days in 2011 to 8.9 days in 2018), losing almost a quarter of your holiday before you are able to unwind seems like a terrible waste. Having instant access to a private meadow where modern life can just melt away is bound to help advance the relaxation process.

Relaxation is also top of the agenda at Taylor Wimpey España’s other Cadiz province site: Pier. This private gated community offers fabulous views over La Marina de Sotogrande. Apartments range from two to five bedrooms, with high-quality specifications, large terraces and underground parking and storage. Pier also features a select number of penthouses with private solariums. Communal pools and garden areas add to the luxurious site’s attractions.

With greenery and water all around them, it is only fitting that both Emerald Greens and Pier should respect the natural environment as far as possible. As such, Pier is supplied by thermal solar energy, while Emerald Greens; hot water is produced by solar panels, with an electric heater in place as a backup. Pier features thermal and acoustic insulation, with a natural ventilation system. Emerald Greens, meanwhile, boasts the most effective thermal and acoustic insulation available on the market.

“Building sustainably is a key part of our ethos and with each new development we seek to increase and enhance our already-strong environmental credentials. We’re delighted that both Pier and Emerald Greens have been awarded category B energy certificates as a result of these efforts.”

It has already been a busy year for the Taylor Wimpey España team. When not launching new developments (Canyamel Pins is their fourth so far in 2019), the team have been scaling the mountains of Wales in order to raise money for charity. The Challenge 2019 event saw teams from across Taylor Wimpey compete, with the Spanish delegation coming first in the TRIAL group and raising €5,944 for two good causes: The Youth Adventure Trust in the UK and DEBRA in Spain. Overall, Taylor Wimpey raised £200,000 as a result of its Challenge 2019 events.

“We’re delighted to be launching another Mallorca development, as demand for second homes on the island maintains its momentum. Buyers are keen to experience the very best that Mallorca has to offer, from its superb beaches to its pristine golf courses. That’s why we’ve chosen the location of Canyamel Pins so carefully – so that buyers can enjoy everything at their fingertips.”

According to Savills’ Impacts: The Future of Global Real Estate report, smaller, cheaper properties have seen a notable increase in demand since 2013. The immediate aftermath of the global financial crisis saw capital-rich buyers focusing intently on prime locations and properties, but the easing of credit conditions over the following years has resulted in buyers looking at a wider range of more affordable locations and property types.

Apartments are particularly well suited to such buyers. Not only do they tend to be more affordable, but the upkeep costs are often lower, not to mention the hassle. Buying on a development where you can lock up and leave your second home and return to it weeks or even months later to find everything in perfect condition is often much more appealing than having to spend the first days of your holiday tackling a garden that has turned into a jungle during your absence.

Savills also points out Spain’s increasing importance as a destination for second home buyers. It now accounts for 21% of all second home sales within Europe, while back in 2011 the figure stood at just 11%. Buyers from Britain, Holland, Germany, Italy and Portugal (among others) all cited Spain as the top foreign destination for their next investment in response to the Savills survey.

“With Canyamel Pins, we’ve listened to what buyers want in property terms, as well as location terms. The apartments have been designed to offer a superb, relaxing holiday experience, from the layout of the rooms and terraces to the thermal and acoustic insulation. They will also work well for those buyers looking for second homes that combine affordability and convenience in a way that villa properties so often struggle to do. The result is, ultimately, more relaxing holidays – which is very much the point of owning a second home!”
