Data from the Office of National Statistics (ONS) has revealed that Spain is home to more UK expats aged 65 or over than the UK is home to Spanish citizens.

The number of British elderly living in Spain has doubled in a decade having reached now 121,000 and with the majority of UK expats relocating to Spain for retirement, there is a steady increase in British expats receiving their state pension upon Spanish shores.

We now receive more the double the number of enquiries from this demographic than we did 10 years ago, a trend which the ONS data also reflects.  “

Concerns about the freeze of state pension post-Brexit have also been wiped out as the government has stated that British pensioners will continue to have their state pension increase. And with Pension Awareness Day fast approaching, interest from British pensioners to relocate in Spain is believed by many not to slow down in the near future with many UK pensioners retire in Spain. In 2016, 40% of the 300,000 British citizens living in Spain were retired, according to ONS figures.

How long have you been on Mallorca?

I have been living here for 25 years. My very first memories of Mallorca are of a wonderful family holiday I had with my parents back in 1975. It was love at first sight, is all I can say!

 

What made you fall in love with the island?

There are many reasons why I fell for Mallorca; the coastline is truly stunning with amazing 200 beaches, many of which boast Blue Flags, all over the island. I enjoy spending time on Mallorca’s best beaches and doing watersports – windsurfing being my favourite.

But I must admit the passionate Mallorquin people were a key factor in choosing Mallorca as my home.

Mallorca has a special hold on me – it’s where I met my wife, started my career in property, and it’s the place my family and I call home.

 

Who’s currently buying in the island?

At Taylor Wimpey España we sell properties across Mallorca to a wide range of international buyers with the German, British, Swedes and Swiss being the most active, particularly buying townhouses and apartments. As foreign investment is set to break a new record this year according to a recent JLL report, we expect the growth in international buyers to continue at Taylor Wimpey España.

 

What is the average price point and where do investors buy?

It depends on the area but as an average across the island, it’s currently around 415,000€ + VAT (£385,000). Our advantage is the variety and affordability of developments we offer. The increase in land values linked to limited availability might have an impact on house prices but despite that, for 2018, the outlook seems steady as the island will maintain its stronghold as a highly desirable destination.

Spain’s residential market continues to display good health with JLL forecasting 2017 to be the eighth consecutive year of foreign buyer growth.

Overseas buyers lavished €888 million on Spanish properties in H1 2017, smashing last year’s record of €330 million for the same period with total investment for 2017 expected to exceed €1 billion according to JLL.

In addition to foreign investment in property, the first half of 2017 has also been a record breaker for Spain’s tourism sector with the National Statistics Institute reporting that 36.3 million tourists visited between January and June, a whopping 12% rise compared to the same period in 2016.

The majority of those who visited (8.6 million) came from the UK, while 5.5 million were from Germany; a 9.1% and 10% rise over the same period last year respectively.

The National Statistics Institute has also highlighted an 8.5% increase in foreign tourists using non-market accommodation. Mallorca continues to top the list of the favourite holiday hotspots Brits visiting Spain with the Balearic Islands Tourism Board reporting a huge jump in visitor numbers during the first part of 2017.

British arrivals to Mallorca were up by 17.6% year-on-year for the period January – May 2017 compared to the year before reports the Tourism Board. And with the summer season now underway, it seems the outlook for the remainder of 2017 is equally positive.
