Living on the Course – Bird’s eye view of the PGA Golf

United Kingdom

Every year 1000’s of keen golfers flock to Wentworth in Virginia Water, Surrey to see the crème de la crème play golf in what is reputedly one of the most exciting course in the UK. Golfers tread in the footsteps of the game’s great players from the last 85 years – legends such as Ben Hogan, Sam Snead, Jack Nicklaus, Arnold Palmer, Gary Player, Steve Ballesteros, Greg Norman, Nick Faldo, Ernie Els and Tiger Woods.

Wentworth is the most televised course in the UK since it hosts 3 crowd pulling events annually – the PGA European golf, World match play and senior masters.  May 20th – 23rd sees the next major event as BWM sponsors the PGA European Golf tour and the players will be among the first to experience a brand new look for the world-famous West Course at Wentworth Club. The extensive renovation programme of the West Course has only just been completed in the last few weeks at a staggering cost of £6,000,000. Some of the golf professionals had been put off by the rather ‘wonky’ nature of the greens! These professionals, including Ian Poulter and Pádraig Harrington, have been lured back by the fabulous new course, designed by Wentworth resident and golf star – Ernie Els.

This course is also unusual insofar as it is really the only course of its kind which has been designed with homes running along the fairways. And there are few more glorious natural settings to live and play golf in than this stretch of heath land surrounded by woodlands of pine, oak and birch; the vibrant rhododendrons adding a splash of colour.

There is no denying it, Wentworth is classy and this air of glamour and sophistication is the thing that lures the rich and famous to buy ring side seat on these illustrious courses.  Owners relish the opportunity of asking their city friends down for a weekend in the ‘country’ and a spot of golf.

James Wyatt of Barton Wyatt – family Estate Agents in Wentworth since 1965 has had plenty of experience in selling these wonderful mansions to his clients. He believes, “Many people buy property on Wentworth to be near the golf. It is very exciting to be able to view some of the world’s greatest players – live in your own back garden and on ‘your’ course. For some of course the crowds are a pain with heavy traffic and limited access to the club facilities not helping day to day living.”

James goes on to say, “Although many of these homes back directly onto the fairways there are only a very few that are visible from the course – most have spent time and money ensuring their privacy by growing dense bushes to keep prying eyes away but naturally this impairs their view of the action. It is a bit of a double edge sword as the price of a fairway house might attract as much as 20% on the purchase price and then to hide the view seems a shame”.

James continues, “The lack of view does ensure that the corporate hospitality offered at the club is extremely popular – prices often reaching several hundred pounds for a full day’s hospitality”.

Wentworth is owned by Richard Caring, who also owns possibly the best stable of restaurants in London which includes The Ivy, J. Sheekey and Le Caprice. So lunching in the tented village during the PGA week is truly a gastronomic affair and there is rarely a spare seat in the Moet and Chandon tent. James mentions, “Members have in the past had their own parties laid on buy the Club in massive marquees. Block buster bands such as INXS, Simply Red and Ronan Keating have been known to keep the parties going until well into the early hours”.

Living on Wentworth does not automatically give you membership to the golf club – it is entirely separate although a good proportion of the locals are members and keen golfers. This location has many other benefits of living such as being close schools, airports, polo club and it’s proximity to London.

Wentworth Estate is known to the local as ‘The Island’. This just adds to the feeling of exclusivity that seems to pervade the whole area. And with a long list of rich and famous on your doorstep it would be hard not to be impressed. Saying that, Barton Wyatt has a mixed range of properties available for sale on the Estate.

From as little as £365,000 you can be the proud owner of a spacious two bedroom apartment. Or priced at an affordable £665,000 you can purchase an enchanting period cottage which fronts the 16th green of the famous West course.   This property has four beds and 2 bathrooms and rather oddly 2 staircases. From here prices move on up through the millions dependent on the location and specification reaching £7,500,000 for a magnificent family home with 6 bedroom suites, games room, staff flat and much, much more.   This property has magnificent south-facing landscaped gardens overlooking the 17th fairway and green of the championship west course.

Legend location and the oldest house on the books

United Kingdom

Usually found in Sherwood Forest, the legend that is Robin Hood has recently been spotted in Virginia Water… well, in fact the legendary Hollywood actor Russell Crowe has donned the green tights whilst filming in the Surrey location for the new Robin Hood film, due for release in May 2010.
Russell Crowe, Cate Blanchett, Vanessa Redgrave and William Hurt are 4 of the extremely famous line up to star in Robin Hood which is already tipped to be an almighty block buster.
It is a well known story of a highly talented archer who was in the services of King Richard the Lionheart but this is Robin Hood as you have never seen him before.   Ridley Scott, the Director of this soon to be released film is confident that the ledged will be catapulted to even greater heights of stardom.
Whilst filming, the main star relocated to the area and he’s been making the tongues of Surrey wag. Renting a mansion just outside Windlesham, Russell Crowe and his family threw themselves into the Surrey Life, putting their son in Hall Grove Prep School in Bagshot whilst Crowe practiced running through the woods brandishing the obligatory bow and arrow.
Local estate agent James Wyatt, from Barton Wyatt said,”It is always exciting to have someone famous new on the scene, although Wentworth and Virginia Water always have their fair share of the rich and famous. It is part of the daily routine for both my sales and rental staff to be handling enquiries from celebrities. I expect them to give these clients the same experience that they give every customer and do their utmost to fulfill the client’s needs.”
Wyatt goes onto say, “We are excited about the launch of the film and hope that we can spot some of our local footpaths during the movie.  From the odd trailer I have seen the woods of Virginia Park look surprisingly eerie and there is a real feeling of stepping back in time. Rumour has it that the lake in Virginia Water is featuring quite nicely which is great for us locals. ”
“We do not have any properties on our books that date back to the times of Robin Hood but interestingly we do have a house that according to the Runnnymede Historical Society is almost definitely Jacobean. The house has the most amazing wooden beams throughout which need to be seen to be believed and is steeped in history with some famous occupiers during it’s time. It is quite possible that this property would have been within the confines of Windsor Great Park in its day.”
Goose Green House is on the market for £1,450,000. It has 3 wonderful reception rooms, 5 fully beamed bedrooms and 3 bathrooms – one with a beautiful roll topped bath.   For further information please contact www.bartonwyatt.co.uk or call 0134 484 3000 for more information.

Location, location, location or is it?

United Kingdom

Relocating to another country is a tricky business at the best of times but uprooting your entire family and dragging them across the pond could be a recipe for chaos in even the most organised family.

So what are the deciding factors for people choosing an area for their temporary home. Well that is easy – “Schools, schools and schools” – without missing a heart beat this is the reply given by Jo Parris who heads up the lettings division of Barton Wyatt in Virginia Water.

Jo and her team have the task of finding homes for dozens of corporate families a year. These families are often moving for the first time overseas and there are many things that will concern them but the biggest worry of all is taking their happy, contented children out of their safe and comfortable environment and sending them into the unknown.

Jo Parris goes onto explain “The best way to avoid too much trauma is to send them to an international school and Virginia Water is in the extremely enviable position of being able to offer two. ACS International Schools, Egham  – also known as the American Community School and TASIS – another highly respected international school. Both are based within 10 minutes of Virginia Water and Wentworth”.

She goes onto say ‘It is by no means just the Americans that are looking to send their children to these schools, a huge variety of nationalities are looking to use international schools which ensures they are surrounded by like minded people. The house is sometimes almost really secondary.”

Virginia Park and St Ann’s Park make perfect homes for overseas guests. A considerable chunk of both estates are rented out as corporate overseas lets. This gives a very cosmopolitan feel and with the benefit of fabulous communal facilities such as tennis courts and a pool you could never feel lonely for long. Both estates benefit from 24 hour security which allows parents to feel very secure about allowing the children out of eyesight to enjoy these facilities.

Mr and Mrs Nolan from South Africa who are currently letting through Barton Wyatt say “Virginia Water has been the perfect choice for us. Our children are very happy at the local international school and the area makes a perfect triangle for travel from Heathrow and getting into London. We could not have made better decision.”

Homes such as these vary in size and cost and are available from Jo and her team at Barton Wyatt. For more information please contact Barton Wyatt on 0134 484 3000 or visit www.bartonwyatt.co.uk.

Looking to pile on the pounds in 2010??

United Kingdom

Piling on the pounds is not the usual resolution at the start of a New Year but in property, that’s exactly what buyers are aiming to do. The mantra location, location, location still rings true and according to Barton Wyatt, Surrey estate agents, one buyer has bagged a bargain in Virginia Water – it has the desirable postcode which helps to add pounds to any purchase and the home in is need of some updating to transform it into a modern family home.

The sale of ‘Simla’ a grand five bedroom house on the prestigious Wentworth Estate in Virginia Water was agreed on New Year’s Eve and completed two weeks later. James Wyatt, Senior Partner at Barton Wyatt says, “The house attracted 34 viewings in 3 weeks and despite its need for some restoration work the property sold for £225,000 above its asking price with the new owners snatching the deal at £1,725,000 beating the 12 other offers on the table.”

The purchasers, who were actually the first viewers to see the property, are relocating from Kent to take on this property project. They have grand plans to enhance its rooms and features making it more family friendly and they are of course hoping to add extra pounds to its value as well.

With Simla’s enviable address, easy access to major airports and central London and also close to some of the best schools in the country, this property has a bright future with a family excited to make a new beginning.

Prime Virginia Water Properties Top of Polls

United Kingdom

Mortgage lender Halifax has recently released a report listing the twenty wealthiest streets to live on in England and Wales; the findings are a breath of fresh air to the property market after such a negative 2009, it would seem properties on these streets have maintained their price tags throughout the recession, however, serious interest will only come from those with deep pockets…

Overall the findings revealed that prices in the south east of England still outrank those in the north and Wales by some margin. Properties in the most expensive street in southern England cost more than four times as much as their equivalents in the most expensive street in the north. In Wales, properties on the most expensive street are on average £600,000 pounds compared to over £5 million in London.

Unsurprisingly more than half of the most expensive residential streets can be found in London’s Chelsea and Kensington, with the report showing many of these streets tightly clustered together. Moving away from the capital however the south-east glitters in golden properties. Surrey’s Virginia Water, Cobham and Weybridge are being targeted by foreign investors who are reportedly snatching up multi million pound properties in order to make the most of the weakened sterling.

Barton Wyatt, exclusive Virginia Water based estate agency is pleased but not amazed to see Woodlands Road West featuring in the top 20 wealthiest streets list. Here the average property will set you back £2.3 million based on property sales between 2005 and 2009. James Wyatt, Senior Partner at the agency comments, “In 2009 alone we have seen much higher property prices in the area than the stated £2.3 million average and in the future we would expect more roads to be cited in the wealthiest streets list based on the properties and estates on the market, how well they sell and the demand from wealthy buyers.

”Virginia Water exemplifies the best of high-end English living, many of the properties have been custom built to suit the owners’ requirements including leisure facilities and staff quarters and are set in private grounds providing a slice of English countryside whilst only being a short commuter distance from the centre of London as well as London Heathrow airport and London Gatwick, the M25, M4 and M3 motorways. Wealthy families are drawn to the area with its excellent schools.”

Properties in Virginia Water, sometimes referred to as ‘the stockbroker belt’, are roughly £400,000 higher than the national average and the area has also been listed in the Halifax report as the location for overall highest property values outside of London, something that Forbes agrees with specifically giving the GU25 postcode this rich status. This could be why it attracts celebrity residents such as ex-Formula 1 boss Eddie Jordan, Ernie Els, Bruce Forsyth and a number of foreign Royal families.

James Wyatt continues, “Woodlands Road West on the prestigious Wentworth Estate boasts properties such as Woodlands Brae which is currently on the market for £5,950,000. It is an example of a newly built mansion with approximately 11,000 square feet including an indoor swimming pool complex. The property has very generous room sizes including an enormous kitchen/breakfast/family room with a Smallbone Walnut and Silver kitchen, it offers a master bedroom with dressing room and en-suite bathroom, guest bedroom with dressing room and en-suite bathroom, four further bedrooms, three further bathrooms, staff flat with living room and bedroom, second floor games room, drawing room, dining room, sitting room, study, kitchen/breakfast room, utility room, sauna, swimming pool, gardens.”

With quality properties such as Woodlands Brae nestled on the likes of Woodlands Road West, it is no wonder that these streets command such high price tags for the post code status.

Surrey’s Underworld – The hidden depths of Surrey’s property gems…

United Kingdom

The wealthiest county in England, well-situated on the outskirts of the capital, Surrey has always been synonymous with sprawling country estates, well-to-do townhouses and gated mansions. Even during these times of financial restraint, premium property in popular locations is still fought over tooth-by-nail in Surrey and property prices are reflecting this with the Land Registry of England and Wales announcing a 4.8% increase in average house prices in Surrey during April to June 2009 when compared to the same period in the previous year.

With the average property price in Surrey now £278,620 (compared to the UK average of £224,064) and with the average detached property in the county a staggering £439,855, it is the larger properties with land and those in good locations that are keeping figures healthy. With spacious properties in great demand, thought is turning to maximising the space that homes can offer and with planning regulations often restricting expansion of properties upwards or outwards, some forward-thinking developers and individuals are beginning to expand properties downwards.

Taking inspiration from the first underground property built in the UK in the late 1970’s by Arthur Quarmby, building or expanding properties below ground is growing in popularity as more and more people recognise the extensive benefits. Less the stuff of science-fiction and more that of science-fact, some intuitive property owners and developers are simply expanding into what would once have been the property’s cellar or basement and making this more a habitable dwelling than storage space, whereas others are building entirely new rooms underneath the earth.

Having some or all of your property situated below ground level has many benefits, a key one of which is the fact that it is an energy-efficient means of building as the earth surrounding the property gives natural insulation and therefore means that energy bills are less. According to Underground Living Ltd, a company that specialise in building below ground, heating bills of underground rooms can be up to 80% lower than traditional rooms – and this means that the ensuing impact upon the environment is therefore also lower. Alongside this, it is often easier to get around planning regulations by building underground as the impact of the expansion on the surrounding environment is minimal as extensions below ground are usually either converted basements or extensions built flush with ground level. Above all, expanding downwards is a way to maximise a property’s living space without having to buy further land, which is not only expensive but also in short supply.

One sought-after Surrey area where land is at a premium is the Wentworth Estate. Close to the beautiful village of Virginia Water and famous for its world-class golfing as well as the celebrities who reside there, the Wentworth Estate is an affluent area, home to expansive properties and wealthy residents. Having seen successful growth in property prices even during the recession (the Land Registry of England and Wales reporting a growth of 24% in average detached house prices in the Runnymede area from April to June 2009 when compared to those of 2008), these leafy surroundings now hide a secret. It is here that progressive developers and residents, keen to maximise the highly coveted space available, are looking underground. In the Wentworth area, expanding below ground is especially successful because of the privacy it gives to those residents who wish to reside away from prying eyes and also for those that have the need for staff accommodation.

Another successful use of below-ground space is for car parking and some properties, including Hollow Lane House, are building additional garaging below ground, with a lift to ground level. This property, situated in grounds of approximately 2.7 acres is ingenious in not encroaching further on this valuable garden space – the property is already expansive – and instead has utilised the space below ground level to meet all the requirements of its owners. The property boasts a master suite with en suite and terrace, four further bedrooms (one of which has a dressing room, all of which have bathrooms), drawing room, dining room, study, family room, and kitchen/breakfast room. Hollow Lane House also has an extensive entertainment complex with indoor swimming pool and spa, sauna, steam room, gym, changing facilities, games room, cinema room, laundry, wine store and plant room. It also has a staff apartment and is on the market for £9.5 million.

Another example of a property on Surrey’s Wentworth Estate that has used underground space to expand the house is Brackendale. Situated at the very heart of the most prestigious part of the Wentworth Estate, just a short distance from the 4th tee of the west course, this imposing property ranges over approximately 12,000 square feet and includes a basement pool and leisure complex. Again, the property has kept its beautifully landscaped gardens of approximately 2 acres which include a tennis court, as this is a key selling point of the property, but in order to satisfy the needs of its residents the developers have utilised the space below the property to install the leisure facilities. This also means that residents can benefit from added privacy when using these facilities as they are below ground. Brackendale is on the market for £10 million.

James Wyatt, Partner of Barton Wyatt the local estate agent which is marketing the properties, recognises the benefits of subterranean expansion but advises that care must be taken when building beneath ground,

‘Maximising the land underneath your property to give more space is becoming increasingly popular and is an exciting new development, especially on Surrey’s prestigious Wentworth Estate. With many benefits to building below ground level, it is important that this development is undertaken with care and that underground rooms are properly built and maintained. If done correctly, however, this extra space can add value without compromising the aesthetics of a building.’

Surrey’s biggest houses now on the small screen

United Kingdom

There has been much discussion, speculation and indeed suggestions made as to what the recent Euro Millions Lottery winners will spend their jackpots on. Fast cars, luxury holidays and designer wardrobes are all hot favourites as is the purchase of a new home.
And if the syndicate of seven in Merseyside or the couple from Wales choose to buy a millionaire’s pad they won’t be alone as the latest figures from high street lender, HSBC reveal the number of sales of £1+ million homes has increased 15 fold in as many years. Rising from 186 in 1995 to nearly 3000 this year alone, the increase is quite staggering.
As expected most of the £1+ million homes are located in Central London. However the Home Counties hold their fair share, with the town of Virginia Water in Surrey recently identified as having the highest percentage of £1m+ homes of any town outside London.
This comes as no surprise to award winning estate agency, Barton Wyatt which specialises in premium properties in Surrey and neighbouring Berkshire. With over 30 properties currently for sale over the £1 million mark in sought after locations including the Wentworth Estate, Sunningdale, Ascot, Virginia Water and Windsor, they have seen the appetite for these millionaire mansions increase steadily over the years.
In response to this demand, Barton Wyatt in association with luxury lifestyle publishers “Cream”, are proud to launch BartonWyatt.TV in early December 2009. Available to watch on demand, online viewers can enjoy a short vidette presentation with commentary on a wide selection of multi-million pound homes available for sale through Barton Wyatt. As Partner James Wyatt comments,
“With so much interest in luxury properties we wanted to give property buyers a real taste of what a million pound home is really like. There are many stunning properties in our area to which standard details just do not do justice so we decided to go the extra mile and create informative videttes for a select number of properties which people can view from the comfort of their homes.”
The official launch of BartonWyatt.TV will be held on Thursday 3rd December at Foxhills Golf & Country Club, Otterhsaw, Surrey and we extend a warm invitation for you to join the reception and enjoy refreshments from 6pm.
Please RSVP to Amanda Sharples (a.sharples@abpropertymarketing.co.uk) by Friday 27th November 2009.
