The most popular area of Spain for property is the Community of Valencia, according to the latest At a Glance infographic from TheMoveChannel.com. The infographic, which is based upon the enquiries received by the property portal in the last 12 months, shows that buyers scour South-East Spain for real estate, with Valencia attracting 32.24 per cent of all enquiries.

Close behind is Andalucia, which received 30.84 per cent of Spanish property enquiries, followed by Murcia, which accounted for 19.04 per cent. These top three regions carve out a clear favourite corner for buyers, who look almost exclusively at homes for sale in the Costas: Costa Blanca, Costa Calida, Costa del Sol and Costa de la Luz all fall within the three regions, while Costa Brava is located in the other key popular area of Catalunia, which is ranked sixth.

The least popular areas are La Rioja and Cantabria, which saw zero enquiries across the 12 months, indicating an overwhelming focus on holiday homes near the coast rather than inland cities. Even the Community of Madrid, surrounding the country´s capital, received just 0.08 per cent of all enquiries, far behind that of rising tourist zone Galicia (0.52 per cent).

Buyers also search for sun and sand away from the mainland. Together, the Balearic Islands and Canary Islands accounted for over 12 per cent of Spanish real estate enquiries on the site. The Balearics alone received 5.13 per cent – more than the whole of northern Spain combined.

Denia, located in the popular Valencian Community, attracted the highest number of destination searches on the portal. Xabia received 3.8 per cent, with four of the top 10 destinations belonging to the Province of Alicante. Given the wider popularity of Spain´s island regions, the absence of the Canaries or Balearics from the top 10 suggests that buyers search for property by island as opposed to looking for specific cities.

The infographic also reveals the search behaviour of buyers on Google across the last 12 months. Users hunting for Spanish real estate tend to use general phrases, such as "property for sale in Spain", while the most commonly searched type of property is "houses for sale in Spain". Search activity peaks during the spring and summer months, but "apartments for sale in Spain" attract the most attention in the second half of the year, appearing in almost 1000 more searches from August to October than from February to April.

While the popularity of the Spanish Costas is well-known, the contrasting lack of attention paid to property in areas away from the coast is quite striking to see.

"It´s also curious that searches for apartments increase during the last six months of the year. This could point to a surge in seller activity as well as a spike in buyer interest. Overall, the statistics are a reminder that even during the Eurozone crisis the traditional lifestyle buyer profile lives on."

27.8% growth in foreign property investment a sure sign of Spanish market revival

Foreign investment in Spanish property grew in 2011 according to figures from the Bank of Spain. After surging by 27.8% through September over the same period in 2010 which experienced a mere 2.6% growth, overall transactions reached 3.6 billion euros with the Bank of Spain reporting that these investments exceeded 1 billion euros for three consecutive quarters, something not seen since 2008.

“Foreign investment into Spain has been very changeable in recent years. It progressively declined between 2003 and 2006 only to increase in 2007 however, the upward trend was cut in 2008, during the economic crisis seeing foreign investment fall. However, the news that foreign investment in once again up is a sign that property market conditions are improving with property purchases in the third quarter of 2011 increasing by 19.2% over the same period of 2010, amounting to 1.1 billion euros.

“The increase in Spanish property sales seen in the last quarter of 2011 has spilled over into 2012 as international bargain buyer’s hunt down the best Costa deals with Germany and Nordic countries outspending the Brits, who have been a little slow in spotting new opportunities.”

Nevertheless, the euro´s depreciation against the pound could mean that there will be numerous opportunities for Brits to expatriate to Spain in 2012 with Pritchard stating: “As Spanish property seems more affordable in the eyes of British buyers there now seems to be a slow but sure increase in the demand for villas and apartments along Costa shorelines.”

Alicante revealed as top destination for British travellers in 2012

Alicante takes the top flight destination spot for Brits travelling abroad in 2012 it has been revealed by price comparison website dealchechecker.co.uk.

Up five places from last year, Alicante has always been a popular destination, offering great value getaways. A fall in local prices on everything from a restaurant meal to sun cream combined with the fact that the pound is at a two year high against the euro has made the Costas even more affordable this year according to an annual survey conducted by the Post Office.

1 in 3 sun seekers will head to Spain for their 2012 holiday according to latest report

The love affair between British tourists and Spain never seems to falter with the forever popular hot spots of Alicante, Ibiza, Mallorca and Malaga set to soar in 2012 according to a recent What’s Hot in 2012 report from low cost airline Jet2.com and package holiday specialist, Jet2holidays.

The report which identifies the key travel trends for this year, compiled from in-depth research acquired from more than 1000 holidaymakers explains how, in in spite of the current Eurozone crisis, more than 28% of respondents stated that a holiday this year was vital to their health and wellbeing with almost 1 in 3 sun seekers stating that they will be heading to the Iberian nation for their main holiday in 2012.

Meanwhile, a global ranking report from the Spanish holiday property rental portal HomeAway.es, which surveyed around 1,213 users in November 2011, revealed Malaga as the favoured location for British travellers while Palma de Mallorca took second place.

It was confirmed on the 31st of December 2011 under the Royal Decree – Law 20/2011 that the reduced VAT rate of 4% introduced in 2011 will remain applicable for all new build properties only in Spain throughout 2012.

Latest report identifies what buyers want from Spanish property in 2012

Having waved goodbye to what was a relatively tough year for the global property market, Kyero.com’s latest analysis of the forever popular Spanish property market highlights some interesting findings, identifying that foreign buyers will continue to look for bargain properties focusing in Spain’s best known areas.

Kyero.com’s  enquiry report analysed almost 130,000 enquiries made by email during the second half of 2011 showing that between July 2011 and December 2011 47.3% of enquiries for properties in Spain sat within the £50k to £100k price range.

Further statistics show that across Spain 31.6% of enquiries made wanted an apartment while 32% desired a 3 bedroom property. Meanwhile, unsurprisingly over half of enquiries (55%) requested a pool.

Properties sold to foreign residents in Spain increase by 24.7% in third quarter of 2011

Property sales made by foreign residents in Spain experienced an increase of 24.7% in the third quarter of 2011 compared to the same period last year according to statistics from The Ministry of Public Transactions.

This figure takes into account all foreigners who live and resident in Spain while further statistics show that the provinces with the greater number of purchases by foreign residents were Alicante (2097), Malaga (951), Barcelona (607), Balearics (516) and Santa Cruz de Tenerife (476).

With this in mind, Spain looks set to continue this trend according to experts with a final rush of property buyers seeking out Spanish real estate before 2011 comes to a close with experts suggesting that tax breaks and low interest rates on savings accounts will be the main factors encouraging buyers to hunt down bargains.

“The increase in property sales to foreigners in the last quarter of 2011 shows that many buyers have been discerning enough to strike while the iron is hot and purchase properties that are well priced and in excellent locations. With this in mind, the Holiday Lettings´ Insight Report for 2011 identified that there was a 3% increase in the number of enquires about buying Spanish property between January and October this year compared to the same period in 2010 while the report also discovered that people looking for holiday let opportunities in Spain was the second most-enquired about destination among buy-to-let investors, after the UK, between January and October 2011.

“Indeed, it is looking likely that prices in Spain will begin to increase by the end of 2011 with places like Tenerife and Malaga seeing property values improve signaling good news for the Spanish real estate market next year.”

Mallorca – Something to look forward to in 2012?

After what has been a good year for tourism in Mallorca, 2012 looks set to be an even better one according to research from the World Travel Market.

Figures released during the World Travel Market in London last month highlighted that the number of UK visitors to Spain had increased by 9% between January and September 2011. Meanwhile, these figures also identified the Balearics as the top tourist destination with 24% of the 11 million British visitors travelling to Spain during the first 9 months of this year.

And the good news looks set to continue into 2012 with further reports from the World Travel Market showing that summer bookings are already up for next year with tour operators planning more flights to the Balearics with a particular focus on Mallorca.

Indeed, nearly a fifth of all passengers arriving on low-cost airlines in Spain fly into Palma de Mallorca. In October this year, Palma received the highest number of passengers on low cost airlines reaching nearly 610,000 – four-fifths of the total arrivals to the Balearics and nearly 15% more people than the same month last year while also in October, nearly 90% of arrivals flying in via traditional airlines to the Balearic Islands landed at Palma airport.

With this in mind, it is hardly surprising that tour operators and airlines are promising more flights next year to satisfy growing demand with Ryanair announcing the opening of its 49th European base at Palma airport next year. Opening in March 2012, the budget airline will have four aircrafts based at the airport operating 47 routes; 17 of which are new and include flights from Palma to Cork, Maastricht and Stockholm.
