Outlook for Spanish property positive as Taylor Wimpey España records 21% increase in sales

Inbound tourists to Spain spent a total of €9.01 billion in Q1 2012, an increase of 7.4% over the same period in 2011 according to the Tourist Expenditure Survey conscripted by the Institute for Tourism Studies of the Ministry of Industry, Energy and Tourism.

While the survey identified that in March 2012 alone, inbound tourists to Spain spent €3.61 billion representing 11.9% more than in the same month of 2011, it also highlighted that the biggest contributors to tourist expenditure in that month were British tourists who spent a total of €631 million euros in the month, a 10% increase over 2011.

Spain is still considered one of the most reliable and established markets for property buyers with Mallorca remaining one of the most popular destinations. Flock to Spain to escape the pain! Costa del Sol prepares to welcome British holidaymakers during 2012 Olympic Games

The Costa del Sol will be making every effort to welcome British holiday makers escaping London during the 2012 summer Olympic Games after a report from the Association of British Travel Agencies (ABTA) discovered that 21% of people questioned said that they do not want to be in the UK whilst the world’s biggest sporting event takes place.

With the report highlighting that the Olympics will generate vital opportunities for favoured British holiday hotspots outside the UK including the Spanish Costas, the Costa del Sol Tourist Board is already working on its new tourism campaign which aims to generate a 37% increase in arrivals this year compared to 2011.

The British market will be a primary focus for the Costa del Sol after Elías Bendodo, President of the Costa del Sol Tourist Board explained that the recovery of the British market last year was a key factor in the revival in the Spanish tourism industry as a whole with more than 35% of arrivals at Malaga airport in 2011 from Britain.

Growing proportion of wealthy Brits set to vacate the UK, choosing Spain as the perfect choice says Lloyds TSB survey

The latest Lloyds TSB International Wealth survey has estimated that the volume of wealthy Brits who move overseas is expected to increase over the next two years, with a growing number seeking a new life in Spain.

According to the survey, approximately 19% of people with savings and investments over £250,000 are considering moving overseas, an increase of 17% six months ago and 14% a year ago with new figures from the survey proposing that over half of these individuals could well move overseas by 2014 in search of a better lifestyle.

With many Brits looking set to vacate the UK, stating that they would only reconsider if Briton reduced taxes, cut regulatory red tape for businesses and upgraded public services including healthcare and education, Brits moving overseas over the next two years will certainly increase the demand for homes abroad, particularly in the forever popular location of Spain.

Realistic asking prices for Spanish property draw in Scandinavian buyers

It seems that sellers of Spanish property are being a little more realistic when it comes to asking prices according to Spain’s largest English language property portal, Kyero.com’s Q1 2012 House Price Index.

Kyero.com predicts that Spanish property prices will ‘bottom-out’ in 2012, while foreign buyers from stronger Eurozone nations continue to purchase Spanish property while prices are low.

“Prices across Spain are readjusting with sellers and agents pricing more reasonably. WiFi, a safe and guest reviews are key to renting out your Spanish holiday home

Spain has become a land of opportunity for property investors, according to representatives at the recent MIPIM property conference in Cannes, France which comes as good news for those who already own a holiday rental in Spain. For those who want more bookings for their property, we find out what features are key to renting out a Spanish holiday home.

España Breaks, a boutique website advertising holiday rentals all over Spain compiled data from across their portfolio in January 2012 and discovered some stand out features that help raise interest among potential guests.

In the gadget stakes, España Breaks data identified that while devices such as satellite television and games consoles increase rental interest, WiFi and internet access led the way with 19% of guests in January 2012 enquiring for properties that offered these essential features.

Meanwhile, when it comes to property size, 37% of enquires were made for properties with only one bedroom while 23% desired two. With this in mind, España Breaks identified that the majority of holidaymakers travel in groups of four people or less, and along with not wanting to pay the higher rental rates a large property can require, accounts for the lack of interest in larger properties.

Further research shows that properties with reviews from past guests gain more enquiries. Indeed, reviewed properties generated 36% more renter enquiries in January 2012. España Breaks also examined the effect on enquiries levels for un-reviewed property, revealing 40% less enquiries than average.

Finally, when it comes to creature comforts, properties with a secure safe where renters can shelter their valuables was of great importance in January’s enquiries, with 21% requesting this key feature. Taking second spot was the humble hair dryer which increased enquiry levels by 17%.

Once again, Spain continues to be the most popular holiday destination for Brits over the Easter period with data from Carehiremarket.com revealing that from the 31st March to 15th April, 35% of UK holiday makers hiring a car through the company booked a holiday to Spain.

Infographic – Portugal: At a Glance

The Algarve is Portugal’s most popular property destination, according to the latest At a Glance infographic from TheMoveChannel.com.

The infographic, which is based upon buyer activity on the property portal in the last 12 months, shows that the region accounted for a staggering 62.59 per cent of all Portuguese property enquiries on the site since March 2011. Indeed, the demand for Algarve property is over five times stronger than that of its closest competitor, Leiria, which received 12.4 per cent of enquiries.

11.41 per cent of buyers also showed interest in the islands of Madeira but the At a Glance map reveals the extent to which the Algarve dominates, leaving many inland and northern areas of the country to attract less than 1 per cent of investors’ interest.  The Guarda district in the North-East received no enquiries at all in the last year, indicating a significant lack of buyers and sellers in the district.

Comparatively, the Algarve’s market is thriving. The region contains six of Portugal’s most searched-for destinations, with Albufeira accounting for 9.63 per cent of property searches; almost double that of Lisboa’s runner-up city Cascais.

The infographic also analyses Google behaviour over the last 12 months. Buyers tend to search for “property for sale in Portugal” and “property in Portugal”, with peak activity occurring between the months of March and August.

There is a striking surge in searches for “villas for sale in Portugal” during the summer but throughout the year, the most popular type of real estate are houses. The phrase “Houses for sale in Portugal” consistently appears in more searches than “villas” and “apartments” combined. Surprisingly, there were no searches for “real estate in Portugal” or “Portuguese properties” for much of the past year, the keywords only being entered into the search engine in February 2012.

Editor Ivan Radford comments: “The At a Glance infographic reveals the importance of The Algarve to Portugal’s property market right now. A key tourist destination, the area is visibly driving demand from overseas buyers, either for holiday homes or for buy to let properties to capitalise on the influx of foreign visitors. Lisboa and Leiria are still relatively popular with buyers, but for Portugal’s market to fully recover, that band of red in the South needs to get a lot brighter.”

Brits to the rescue as 2.5 million expected to visit the Costa Blanca in 2012

This could be the second consecutive year that the British tourism market will help pull the Costa Blanca out of economic hardship according to the tourism council in Valencia.

According to their findings, bookings made by Brits to the holiday hotspot for 2012 are already up on last year´s figures by around 13%. Indeed last year Brits holidaying on the Costa Blanca rose by 9.1% in spite of the economic crisis and in turn generating increased confidence in the market for 2012.

Data from the tourism observatory of the Valencia Region has estimated that 2012 will see around 2,500,000 Britons visit the Costa Blanca, with a large proportion heading to the Alicante province.

Rising demand for holiday accommodation set to boost Spanish property market this summer

An increase in the demand for holiday accommodation in Spain last year has resulted in more and more Spanish home owners preparing to rent their properties out this summer, providing a welcome boost to the property market.

According to a report from holiday home rentals website HomeAway.co.uk booking enquires for Spain in 2011 increased by 27% in comparison with 2010. As a result, a greater number of British and European buyers are acting now and purchasing a home in Spain with a view to capitalising on this growing rental demand.
