Figures from EU statistics office Eurostat have shown that the Spanish construction sector has registered a massive year on year increase of 42.4% for May 2014 – the highest percentage of any country in Europe and well above the European Union’s registered increase of just 3.2%.

The construction boom is set against a backdrop of strong performance from Spain’s housing market, with data from the General Council of Notaries showing a 16.3% increase in home sales in June 2014 compared with the same month a year earlier. Apartment sales have grown by a healthy 11.6%, while family home sales have shot up by 37.9%, according to Diario Sur.

Spain’s property market is roaring back to life, with sales climbing 8.8% in June according to figures from Spain’s national statistics institute, the INE. It is the fourth consecutive month of rising sales numbers that the Iberian country has reported. Spain’s central bank also has positive news to report, announcing recently that the country’s economy grew by 0.5% in Q2 2014 – the fastest rate of growth in six years.

The changes have tempted many buyers to see now as the perfect time to pick up their dream second home in Spain, a decision backed by the latest pronouncements from Standard & Poors (S&P): the agency has predicted price rises of as much as 2% across Spain in 2016, as the economic recovery settles into its stride.

Other nationalities that are relocating to Spain in significant numbers include Russians, Germans, the French and Belgians, based on the findings of the recent study from Fotocasa. The report found that foreign buyers invested an average of €381,860 on the purchase of Spanish coastal properties during 2013. At the top end of the scale, Russian buyers invested an average of €678,424, while at the lower end French buyers invested €171,644 on average.

Belgian buyers sat mid-table, investing an average of €346,728 on Spanish coastal property during 2013. New research has revealed that more than 6 million UK adults are planning to head overseas when they retire, with Spain’s sunny shores emerging as their destination of choice. The poll from MGM Advantage identified some 3.2 million adults looking to leave the UK in order to retire to European destinations, with Spain garnering 26% of the vote and topping the list of preferred destinations.

Spain’s economy has been looking up of late, with the International Monetary Fund (IMF) adjusting its growth forecast from 0.6% to 1.2% for 2014. James Daniel, head of the IMF’s mission to Spain, explained recently,

“The economy has turned the corner, recovery is on the right track and the outlook is better than it was a year ago thanks to society’s efforts and adopted measures.”

Longer-term, the IMF is projecting steady growth as far ahead as 2019, by which time the rate should reach a comfortable 2.0%.

With the Spanish economy turning the corner, the news on the housing market from Spain’s National Statistics Institute (INE) is also positive. The INE data shows that Spanish house prices have begun to rise, increasing 0.15% during Q2 2014. The figures also highlight a boom in residential property transactions, which increased by 48% during Q1 2014, compared with a year earlier.

According to a report from the Spanish National Statistics Institute (INE), the growth of the tourism industry in Malaga has generated more than €500 million in the last six months.

The data shows a 13.4 per cent increase in tourism in the region compared to the same period last year, with a whopping 407,155 tourists visiting Malaga in the first quarter of 2014, staying an average of two nights.

According to the Ministry of Industry, Energy and Tourism only an estimated 650,000 of all Spanish properties are in compliance with the rules of energy performance certification (CEE).

The online platform specialising in energy certification, Certicalia, has reported that this figure only represents 13% of the properties that should have been certified, with the lack of information about the need for an energy certificate and a dysfunctional adaptation of regulations in different regions the causes behind the “poor monitoring” of these regulations.

Interestingly, according to a recent study by Ecofys, a leading consultancy in renewable energy, energy & carbon efficiency, energy systems & markets and energy & climate policy, energy efficient buildings can cut bills and fuel poverty, and with strategic renovations, could more than halve European dependence on Russian gas imports by 2030.

Leading online Spanish property portal Kyero.com’s latest analysis of the forever popular Spanish property market identifies just where and what foreign buyers are looking for in terms of Spanish second homes.

Kyero.com’s enquiry report analysed enquiries made by email during the first quarter of 2014 showing that between January and June 2014 47% of enquiries for properties in Spain sat within the £50k to £150k price range with 39.8% of enquiries looking for an apartment while 33% desired a three bedroom property.

According to the latest data from the Frontier Tourist Movement Survey released by the Spanish Ministry of Industry, Energy and Tourism (FRONTUR), more than 2 million foreign tourists have already visited the Costa Blanca from January to May this year.

 

Nationally, Spain received 21.4 million foreign tourists until May, representing an increase of 8.2 per cent over the same period in 2012. According to the Spanish National Statistics Institute (INE) the sale of Spanish homes rose by 5.3% in April, up from the same month in 2013, to a total of 24,968 sales.

 

Alicante in particular has shown a strong recovery from turbulent economic times over the first quarter of this year, according to a report by the Spanish Development Ministry. The sale of homes in the province rose a remarkable 24.3% in the first quarter, registering more than 6,600 sales.

 

Moreover, for the first time in several years the domestic demand has begun to gather pace, increasing by 23.7%, compared to declines seen in recent years. Of course or Naturally, foreign buyers account for more than half of the purchases of properties in much loved, sunny Alicante, with 55% of sales going to non-domiciles.

 

Interestingly, according to the data, the Costa Blanca municipality of Torrevieja, Alicante as once again returned to the top of the list of most properties sold this year.  Just under a thousand homes sold in the first quarter, reaffirming both domestic and foreign love for the Costa Blanca as a top holiday destination.

According to ANEA (Spanish Airports and Air Navigation public body) the Costa Blanca’s main airport, Alicante-Elche, is celebrating a record year and is steadily reaching its target of ten million users for 2014.

Figures recorded in May revealed huge traffic, some 974,449 passengers passing through the airport, 4.8% more than in the same month in 2013 which, alongside the recovery of the national tourism market growing by 2% (almost 94,000 travellers), shows increasingly positive signs for the region.

Regarding operations, the airport handled 6,875 flights during May, 3.6% more than the same month last year and once again, the UK was the European country which had the most flights to Alicante (6,875), reaffirming the British love affair with the Costa Blanca.

Indeed, of the total 974,449 travellers last month, 880,139 were foreigners (a 5% increase on last year) and of these a whopping 452,261 were British, not forgetting 73,109 Germans, 57,449 Norwegians, 58,001 Dutch and 45,329 Belgians, all hot-footing it to Alicante for the summer season.
