The recent customer satisfaction survey from Kyero.com, the portal which lists Spanish property sales, holiday and long-term rentals, raised some interesting points.

Customers showed a great deal of love for the site, with 32% feeling positive about the vast number of properties advertised from a wide range of estate agents, 28% raving about the news, articles and weekly newsletter, 26% loving how easy the site is to use and a further 26% enjoying the market analysis that Kyero.com provides.

However, 14% of those surveyed advised that they wanted to see better property details, photographs and full location information. The figure highlights a key problem with the way that Spanish properties are marketed, as Martin Dell, Director of Kyero, explains,

“When you’re looking to buy a property, the first thing you want to know is where it is. You want to see it on a map and check it out on Google Street View to see what the area is like and what amenities are nearby. It’s a simple concept, but one that the Spanish system has actually turned into a complex issue for estate agents here.

“Exclusive or sole agency contracts are not common in Spain and seldom enforced even if they are in place. This means that as soon as the agent who has gone to the time and expense of photographing and advertising the property pinpoints it on a map, other agents can use that information to list the property, either with or without the owner’s permission.”

It’s easy enough to see why – the agent who copies the listing has to expend very little energy in order to advertise the property and, should they find a buyer, they have the option to either negotiate a commission split with the original listing agent or contact the owner directly. The system is so competitive that research from Resales Online has shown that 95% of property sales involve both a listing agent and a buyer’s agent.

Yet what buyers want is to know where the home they are looking at is actually located, meaning that the vast majority of Spanish property listings are presented in a sub-optimal format. It can be an off-putting and frustrating process for buyers, as the Kyero.com survey has revealed.

So what’s the solution?

“There is no easy answer,” continues Martin Dell, “But one option would be to only allow agents to advertise their own direct properties, like Idealista already does. The problem with this comes down to enforcement though. Another option would be to verify the buyer prior to revealing the location, in the same way that many websites require an email address to verify their account setup process. Of course, a determined agency competitor could always pose as a buyer and get around the verification process, but it would at least be a step in the right direction.”

While Spain works through potential solutions to this problem, buyers will continue to view houses whose locations they can’t quite determine. Spain’s tourist season is already off to a glowing start this year, with 22.5 million visitors between January and May 2015, an increase of 5.1% over 2014, according to the country’s Tourism Ministry. The figure includes a record number of long-distance international visitors, who accounted for 6.5 million of the total, up 6.8% on the previous year’s number.

On the Costa del Sol, 30-40% of hotel beds have already been booked for the coming two months, according to the CEA Andalucian Businesspeoples’ Confederation, hinting that this summer’s tourist season could smash even 2014’s record breaking figures. Deputy Minister for Tourism, Joaquin Albaladejo, comments,

“There is a real sense of optimism, like that of 2014 which ended with record figures.”

Nor is it just hotel beds that are looking promising. In popular coastal areas, property sales are enjoying a significant increase. In Marbella, the Knight Frank Marbella Market Insight report has shown a jump of 89% in sales between 2008 and 2014.

The Spanish property market crisis is over. At least that’s what Banco de España is saying. Director of Studies José Luis Malo de Molina comments,

“The adjustment of the real estate sector is, in principle, complete.”

At the same time, Spain’s GDP has grown for seven consecutive quarters and recently even more than expected: 0.9% in Q1 2015, according to the National Institute of Statistics (INE). Property values are also on the up, increasing by 3.3% in the last year, based on figures from the Sociedad de Tasación Residential Real Estate Trends Report for Q2 2015.

Yet the true picture of the Spanish real estate sector is far more complex than these stark facts imply. Regional variations are huge and the market remains sensitive to external influences, based on the large number of foreign buyers. The Marbella Real Estate Market Insight 2015 Report from Knight Frank, for example, reveals an increase in sales in Marbella of 89% between 2008 and 2014.

“There are pockets of real success in terms of the real estate market in Spain right now, but the picture is far from consistent. The bank’s José Luis Malo de Molina observes,

“Demand, supported by foreign purchases and, more recently, domestic interest, shows signs of stabilising.”

“Although the upturn is still patchy, we are seeing more and more areas reporting price increases as each month’s figures come in. It seems reasonable that by the end of this year, if not early next year, Spain will be able to report growth in every region so far as residential property is concerned. Spain has long been the darling of movie and TV location specialists. With reliably fabulous weather, stunning open countryside and a plethora of ancient castles, crumbling fortifications and winding streets, it is the perfect place to shoot anything from blockbusters to hit TV series.

Figures from Skyscanner reveal a 107% increase in searches for Seville by foreign tourists following the airing of the first episodes of the fifth season, compared with figures for the previous year.

Overall, tourism figures in Andalucía are up 9.6% during Q1 2015 compare with the same period in 2014, with the Andalucían Tourism Situation Survey recording a total of 4.27 million visitors during the quarter.

Nor is it just Andalucía that is enjoying the benefits of its blockbuster credentials. The Marbella International Film Festival, which is renowned for attracting a glitzy, star-studded crowd, this year celebrates its tenth year. Meanwhile the Evolution Mallorca International Film Festival attracts a younger, hipper and more daring following and though only started in 2012 has already garnered an impressive reputation among the world’s international filmmakers.

Mallorca is enjoying a significant boom in its filming industry at present, with Mallorca Spotlight reporting an 11% increase in the number of films in 2014, compared with the previous year, with 137 filmings accounting for a total of 469 filming days on the island. In Spain, as in many other countries, home ownership has historically been seen as preferable to renting a property, due to the security and investment that ownership provides. However, the economic events of the past decade have brought about a shift in the Spanish long-term rentals market, with increasing numbers of people opting to rent either as a lifestyle choice or due to an inability to get onto the housing ladder.

Martin Dell, Director of Kyero.com, the portal which lists property sales, holiday rentals and long-term rentals, explains,

“The past few years have seen a significant increase in the number of people in Spain looking to rent property on a long-term basis. Kyero’s long-term rentals site has experienced strong demand, from Spanish nationals and from foreign residents, while our sales site has received interest from investors looking to build up buy-to-let portfolios while property prices remain low.”

The promise of improving yields has prompted many investors to turn to Spain as the next buy-to-let destination of choice. Figures from Idealista reveal that yields have increased from 4.7% a year ago, to 5.3% currently. Popular tourist areas, such as Las Palmas de Gran Canaria offered returns of up to 6%. A modern, one bedroom apartment with sea view can be rented out for €700 per month, while a spacious three bedroom townhouse with sweeping views of the bay and port costs from as little as €145,000.

Nor is it just tourist areas that offer strong returns. The highest yielding area, according to the Idealista figures, is the Catalonian regional capital of Lleida, where returns have reached 7.6%. A two bedroom, three bathroom, high spec apartment with balcony there can be picked up for €207,800.

The news that Spanish rents rose for the first time in seven years in Q1 2015 is further piquing the interest of buy-to-let investors with their eye on solid returns. According to Fotocasa, the average price of rental accommodation rose by 2.8% during the first quarter of this year, to €6.96 per square metre per month.

Added to all of this is the surge in demand from tenants, with the size of the rental sector more than doubling from 7% just over five years ago to 16.6% in 2014, according to figures from the National Statistics Institute’s Continuous Household Survey.

While more than half of rented homes house foreign tenants, Spanish nationals are increasingly looking to rent due to the flexibility that doing so provides. Following nearly a decade of high unemployment, the Profile of the Tenant in 2014 study has revealed that labour mobility is the main reason that many opt to rent a property rather than purchase one.

The same study provides an interesting insight into the average tenant, who is aged between 35 and 44 years old, married and with a university education. They are professional tenants with families, looking to rent due to the freedom that this provides for employment purposes (22%), the ability to rent in a city other than where they ultimately intend to settle (16%) and the possibility of accessing homes that they could not afford to buy (15%).

This last point is particularly interesting to buy-to-let investors, as it emphasises the increasing focus of tenants on high spec properties with luxury features. Whether it is proximity to a beach, a stunning roof terrace or fabulous sea views, a property with something extra special will certainly attract heightened demand from potential tenants.

With rental yields in the UK and other popular buy-to-let destinations beginning to be squeezed due to rising property prices, the combination of healthy yields, soaring demand and low purchase prices might just see Spain emerge as Europe’s next buy-to-let hotspot.

After years of gloom, the headlines are suddenly full of news about Spain’s bright future. Economic growth projections have been revised upward by Fitch, while Spain has been affirmed at a BBB+ rating. According to the data reviewed by Fitch, Spain’s growth in Q4 2014 reached 2% – higher than that of Germany and out-performing the Eurozone as a whole. Newton Investment Management has even noted that some analysts are predicting Spain to achieve annual growth of 30% over the coming years, making it the largest economy in Europe.

Even the unemployment rate looks to be headed in the right direction, with April seeing a record fall of 2.7%. But for those living and working inside the Spanish economy, is the picture as rosy as the current headlines would seem to imply?

“Well, yes and no!” comments Marc Pritchard, Sales and Marketing Director of leading Spanish homebuilder Taylor Wimpey España. “Unemployment has fallen sharply, but still stood at 23.8% for the first quarter of the year – so that’s more than one in five people who want to work yet can’t. It’s a stark figure, but actually there does seem to be a sense that the country has turned the corner, certainly among those who run businesses here.

“Economic recovery from a crash as spectacular as those that happened around the globe during the 2007/08 financial crisis is a long and slow process, but it looks like Spain now has the building blocks that it needs in place in order to expand and achieve stability once more. It’s a country on the brink of great things – we’re not quite there yet, but we’re certainly headed in the right direction.”

Every year countries across the world eagerly await the awarding of Blue Flags to their beaches. This year, Spain has once more been awarded more Blue Flags than any other country in the world – 577 in total, up from 573 in 2014. From domestic travellers to visitors from overseas, it seems that everyone is planning to enjoy a spot of Spanish sunshine this year. According to the Alliance for Tourism Excellence (Exceltur), GDP was up 3.5% during Q1 2015, due mainly to a 10% rise in demand from Spanish travellers during January and February.

Q1 2015 also saw record visitor numbers from overseas, with Spain enjoying some 10.6 million visitors during the quarter – an increase of 5.3% according to the Ministry of Industry, Energy and Tourism. The Brits led the charge to the sunshine, with 2.1 million heading to Spain between January and March, up 9.5% from the previous year.

Tourism is a crucial element of the Spanish economy. Based on the World Travel and Tourism Council’s Travel and Tourism Economic Impact 2015 Spain guide, it directly contributed 5.6% of GDP during 2014 (€58.8 billion), with this figure forecast to rise by 3.3% during 2015.

Naturally, some areas benefit more from visitor numbers than others and the Balearic Island of Mallorca is a perfect case in point. Figures from Spanish property portal Kyero.com illustrate how much difference tourist appeal can make in terms of demand for property. The Kyero Enquiry Report for Q1 2015 showed that for the nation as a whole, those looking to purchase property searched mainly in the €50-100k price bracket, yet on Mallorca the majority of enquiries were for properties costing €150-200k.
