The stunning apartments of Cala Magrana III on the Spanish island of Mallorca bask in the afternoon heat haze. The noise of the gently lapping waves can just be heard as owners enjoy the magnificent view of the sea sparkling in the bright sunlight, while they sip cooling drinks on their generously proportioned terraces. In the grounds, children splash happily in the large communal pool.

The importance of kitchens and bathrooms is probably the last thing on their minds, yet Marc Pritchard, Sales and Marketing Director of leading homebuilder Taylor Wimpey España, which built the development, believes that it is those very rooms that led to many of these owners buying their second homes in the first place. He explains,

“Sea views and terraces provide the initial wow factor, but it is the kitchen and bathroom that enable buyers to picture themselves actually spending time in the property – they give a home its soul. It’s why we place such emphasis on these rooms in every development that we design.”

Light and quality are the two features that contribute to the perfect kitchen, according to Marc.

“We always ensure that kitchens have at least one large exterior window, so that they are full of light. Kitchens are true family spaces and we want people to be able to image themselves spending time in them, from Mum or Dad preparing a feast for the whole family to teenagers grabbing snacks from the fridge and little ones pestering for treats.”

High quality appliances and materials are also essential. An attractive appearance backed by practical considerations is ideal, believes Taylor Wimpey España. Plentiful cupboard and drawer space, alongside high spec fixtures and fittings, will ensure that owners have the tools they need to enjoy their kitchens fully.

Apartment layout is also important when it comes to kitchens, with open plan kitchens flowing into indoor and outdoor living areas in order that family and friends can share time together comfortably, even while preparing meals.

For bathrooms, the same rigorous standards are applied to the quality of fixtures and fittings. As Marc Pritchard observes,

“Little details can make a real difference. A modern mixer tap, an easy-to-clean shower screen, carefully positioned plug sockets… they’re not the most exciting details but every element contributes to making the perfect bathroom.”

Lighting is important in bathrooms, as well. Materials are chosen based on how they will reflect or absorb light and contribute to the overall luminosity of the room. It’s a delicate balance – a bathroom that is too bright can feel clinical and impersonal, yet one that is too dim offers a poor environment for completing tasks like shaving or putting on makeup.

“There’s so much more to kitchens and bathrooms than meets the eye!” concludes Marc. “A huge amount of thought goes into their design and though they might not initially come across as the property’s most exciting features I really do believe that they can be the rooms that turn prospective buyers into happy owners.”

The figures certainly seem to back the theory. Cumulative data to July 2015 shows that Taylor Wimpey España buyer numbers have increased by c.28%. Meanwhile just-released data for July shows that Brits are leading the charge, accounting for 20% of purchases, while German buyers account for 15% and Scandinavians for 14%.

Almost all UK workers are entitled to 5.6 weeks’ paid holiday per year, though that can include bank holidays. With so little precious time to spare, is it any wonder that the latest survey from Staysure has revealed that as a nation we opt for the comfort of a known quantity when it comes to holidaying overseas?

The Staysure research has revealed that 91% of Britons prefer to visit the same holiday destination repeatedly, with one in five returning to the same place within the course of a year. The known quantities of great weather, good food and convenient travel times were cited as the most common motivations for returning to the same place. This was weighed against the fear that a new destination would not provide as much enjoyment and result in a disappointing holiday.

With so little paid holiday available, this attitude is entirely understandable and is precisely why second homes overseas are so popular. Marc Pritchard, Sales and Marketing Director of leading Spanish homebuilder Taylor Wimpey España, comments,

“When it comes to travelling overseas, most holidaymakers have a fixed idea of where they want to go and so a home from home in their favourite spot makes absolute sense.”

Taylor Wimpey España offers holiday homes in two of the locations that the survey respondents voted as being the most popular: the Spanish island of Mallorca, which took third position, and the Costa del Sol, which came in sixth.

“Barcelona has everything a holidaymaker could want. Its architecture simply cannot be beaten. The weather is amazing throughout the summer months. The restaurants and street food markets are a gourmet paradise. There are countless cultural attractions and the city has a vibe unlike any other.”

Second home options in the city abound and the current exchange rate means Brits can get a lot more for their money, such as this five bedroom apartment with spacious roof terrace, available in the central El Eixample area of the city for a cool €1.1 million.

One other Iberian destination also made the top 10 – Portugal’s sun-drenched southern Algarve region. Popular with holidaymakers from the UK, Ireland and the Netherlands, as well as (seemingly) half the population of Lisbon, which decamps southward for a month every summer, the Algarve offers stunning beaches, family-friendly restaurants, water parks, world-class golf courses and even a mountain of two for those who prefer to holiday at a height.

More flights, more people and more second home sales mean higher prices on Mallorca

Spain’s Balearic Islands are one of Europe’s most attractive and loved summer sun destinations. Holidaymakers from mainland Spain, along with the UK, Germany and Italy flock to the islands every year, craving their perfect balance of sun, sea and sandy beaches. Amongst Spanish residents, the Balearics come second only to Andalusia in terms of popular tourism destinations, accounting for 18% of total bookings according to HomeAway figures.

The principle island of Mallorca saw 9.54 million visitors arrive through Palma Airport during H1 2015, an increase of 2.9% over the same period last year. Both April and May saw passenger numbers reach record levels. The figures are good news for the island’s property market, as Marc Pritchard, Sales and Marketing Director of leading homebuilder Taylor Wimpey España, explains,

“More visitors arriving in Mallorca has had a positive impact on the island’s economy and has pushed up demand for second homes, with many of those who visit – myself included – falling in love with Mallorca almost on first sight.”

Marc was an early advocate of island life, moving to Mallorca back in 1989. Since then, the island has changed dramatically, yet has still retained its essential charm and stunning, unspoiled vistas, from pristine beaches to steep, rocky mountains.

Now, with more visitors and holiday home sales booming, Mallorca is enjoying property prices rises of up to 10-15% in some locations, according to one local estate agency. Apartments with outdoor space in good locations are the properties most in demand, advises Marc Pritchard,

“Buyers want to enjoy the sunshine at home, as well as at the beach, so homes with well appointed terraces that offer space for sunbathing or for outdoor dining sell particularly well.”

Two of Taylor Wimpey España’s most popular developments on the island are Cala Magrana III and Cala Anguila II. Both enjoy extensive grounds, with lush landscaping and large shared pools. For second home owners from the UK, access to Mallorca is set to get even easier from 2016 onward, with British airline Jet2 opening a new line between Manchester and Palma from February 2016, with up to three flights per week, and between Edinburgh and Palma, with two flights per week from March. Jet2’s Steve Heapy has commented that the flights should help to combat tourism seasonality and holiday home owners will certainly want to take advantage of this, as part of the joy of owning a second home on Mallorca is the ability to enjoy the island not just during the peak of summer but also earlier and later in the year when the masses have headed home.

So, will the new flights contribute to further price increases on the island, as demand continues to soar?

“It’s certainly possible,” concludes Taylor Wimpey España’s Marc Pritchard. “Mallorca has proven itself to be an enduringly popular location over the years and demand for high quality properties here is high right now. If demand continues at this level I think we can look forward to prices continuing to rise over the months and years ahead.”

Island living is on the up. According to the latest Island Report from Knight Frank, luxury, seclusion and sea views are inspiring many buyers to opt for an island second home rather than one on the mainland.

The report challenges the perceptions about island property ownership. It is no longer something enjoyed only by high net worth individuals, though of course they play their part. In fact, data from NetJets has shown a 69% increase in private jet flights to island destinations between 2004 and 2014, with the Balearic Islands of Ibiza and Mallorca each registering an increase of 100%.

But even for those buyers limited to airfares closer to the EasyJet price range, island property ownership is an affordable and exciting prospect. Martin Dell, Founder of Kyero.com, which covers both sales and rentals of Spanish island properties, comments,

“Ibiza is really popular at the moment and presents an interesting case study in terms of property purchases. There’s a really even split between enquiries for luxury properties costing €500k to €1m and those at the more affordable end of the market (€150k to €200k). The figures demonstrate the broadening appeal that island property ownership has – it is increasingly seen as an achievable goal that everyone can aspire to.”

Issue 24 of the quarterly Kyero.com Enquiry Report, covering April to June 2015, shows just how even the split is, with 21% of Ibiza enquiries in the €150k to €200k price range, compared with 20% in the €500k to €1m bracket.

Ibiza was one of the islands highlighted in the Knight Frank Island Report as well, with tourists numbers there reported to have risen 12% in 2014. Prices for luxury residential properties there rose by 5% over the course of last year and Knight Frank’s Ibiza property website viewings shot up by 11% in Q1 2015, compared with the previous quarter.

Mallorca viewings have also risen sharply, with Knight Frank reporting a 31% surge in traffic during Q1 2015. The largest of the Balearics and the setting of ITV’s recent ‘Love Island’ series, Mallorca offers just the right combination of sea, sand and seclusion to tempt holiday home buyers. “Mallorca’s appeal lies not just in its fabulous scenery and pristine beaches, but also in its connectivity. Of course, the exchange rate right now adds to its attractions as well so far as UK buyers are concerned, with purchasers able to get a lot more for their money.”

With direct beach access, delightful sea views, a sizeable communal pool and prettily designed gardens, the two and three bedroom apartments provide luxurious island homes for buyers looking to escape to the serenity of Mallorca.

Beyond the Balearics, Cyprus is a popular island location for second homes, particularly with UK-based buyers. The third largest and third most populous of the Mediterranean islands, Cyprus has seen some 28% of its property market made up of overseas buyers, according to the June Land Registry figures. Paphos, on the west coast, is one of the most popular areas, with sales there increasing by 20% in June according to the Land Registry data.

Cyprus offers some incredible properties and it is easy to see why so many overseas buyers seek out this island location for their second home. This four bedroom, three bathroom villa with infinity pool at Alexander Heights, in the Aphrodite Hills, is available for a cool €2,797,501. The careful design has ensured that each villa at the development enjoys its own private landscaped garden, with spectacular views out over the sea, affording a high degree of privacy. It looks like Spain’s hopes for a record summer are well on the way to being realised and this tourism season it is the Brits who are ready with the readies. Official government figures for April showed that UK travellers spent in excess of €1 billion in Spain, making up 19.5% of the overall visitor spending figure of €5.155 billion.

In May, the spending continued, with 6.5 million overseas visitors spending €5.89 billion – a record-breaking total and a leap of 11.8% on the previous year, according to the Ministry of Industry, Energy and Tourism. Visitors from the UK made up 22% of the total to the end of May, with France and Germany also making up significant proportions of the market.

Many of those travellers are regular visitors to Spain, which is a popular destination for second homes, particularly amongst British buyers. Marc Pritchard, Sales and Marketing Director of leading homebuilder Taylor Wimpey España, comments,

“Spain offers British buyers everything they are looking for from a holiday home location – it’s a short flight from the UK, the weather is fantastic, there are more Blue Flag beaches here than anywhere else in the world and the cost of living is low compared to the UK. It’s a winning combination, particularly with pounds stretching even further thanks the exchange rate at present.”

Nor is it just the Brits who are buoying up the Spanish property market. Figures from the Ministry of Development show that non-Spaniards accounted for 16.93% of all properties bought in Spain during Q1 2015, a rise of 17.2% over the Q1 2014 figure. Areas like the Costa Blanca, in Alicante, top the list of popular destinations, while Mallorca also attracts a large share of overseas buyers each year.

In terms of visitor numbers, Palma airport on the Balearic Island of Mallorca is the third busiest in Spain, accommodating more than 23 million passengers in 2014, according to ENAIRE (formerly Aena) statistics.

Mallorca is a long-time favourite with British and German visitors with one of the area’s most popular locations being Porto Cristo, with its pretty marina, wide expanses of golden sand and plentiful shopping and dining options.

BBC’s The Travel Show has been enjoying the Spanish sunshine in Alicante of late, documenting the rise of holiday home buyers on the Costa Blanca and featuring leading homebuilder Taylor Wimpey España.

Enquiries into Spanish properties have reached record-breaking levels, Spanish property portal Kyero.com can reveal. The portal for international investors, which lists more than 200,000 homes from 3,000 estate agents, has had its busiest ever quarter, with a newly released report unveiling key facts about the current state of the Spanish property market.

Issue 24 of the quarterly Kyero.com Enquiry Report, covering April to June 2015, enables those buying and selling property in Spain to gauge the likely level of market interest in their area and to make an informed choice when it comes to resale potential.

The Q2 2015 report has revealed that properties costing between €50,000 and €100,000 are the most popular at present, accounting for 28% of all enquiries. Bargain Spanish properties have been snapped up by those from overseas as well as by domestic buyers over the past couple of years, following the price tumble triggered by the global financial crisis. However, it seems that this end of the market is tightening up, particularly in coastal areas. Valuations company Tinsa observes,

“A total of 35 resorts have seen price rises between Q1 2014 and Q1 2015.”

The previous year saw just four of those areas register price increases. The upward movement indicates that those seeking properties in the €50,000 to €100,000 range might soon have to up their budget in order to get what they are looking for.

Spain’s coastal areas are some of its most popular with second home buyers looking for a holiday home with easy access to one or more of the country’s fantastic beaches, many of which hold the Blue Flag accolade. Alicante, home of the Costa Blanca, is the most popular province, according to the Kyero.com Q2 2015 Enquiry Report, with 31% of all enquiries focusing on that region. Malaga was the second most popular area, accounting for 15% of total enquiries.

“Spain’s beaches offer some fantastic, family-friendly holidays and many of those buying here want to own a property within a short walk or drive of at least one beach,” comments Kyero.com Founder Martin Dell.

“Apartments are by far the most popular choice, accounting for 39% of all enquiries during the last quarter – a full 10% ahead of villa enquiries. Many families like the idea of owning an apartment that comes with a shared swimming pool that the condominium company maintains. It’s less hassle and expense than owning a villa with its own pool.”

The Kyero.com report also reveals that it is three bedroom properties that command the most interest, with 32% of all enquirers looking for properties of that size. Two bedroom properties came a close second, with 30% of total enquiries.

So it seems the ideal Spanish property is a three bedroom apartment in Alicante, costing between €50,000 and €100,000. Although Tinsa has hinted at the drying up of this end of the market, for now at least buyers can still find their perfect property – Kyero.com has more than 1,500 properties available that meet these criteria!

The soft sands and warm waters of the Mediterranean are known around the world, accounting for one of every three international tourist arrivals globally, according to the UN World Tourism Organisation (UNWTO).

UNTWO’s research projects that the area will attract more than 500 million visitors annually by 2030, while the European Consumer Network has found that 90% of UK consumers are travelling to Europe more than they did 10 years ago. It makes a holiday home on the Med an attractive investment prospect for those looking to own a second home that can be used for holidays but that also has the potential to generate an income.

The classic Mediterranean destinations are all worthy of consideration when it comes to second home ownership. Italy offers abundant choice, while Spain and Cyprus have large expat communities that make retiring there an easy option for the future. Albania is the rising star of the Med locations, with some excellent properties currently attracting attention.

In Spain, the property market in coastal areas is picking up at a promising pace, as buyers look to take advantage of the bottomed out market before prices rise. Prices on the Mediterranean coast have already risen by 1.5% this year, according to valuation firm Tinsa. Upmarket areas such as Marbella and the surrounding towns are benefitting from the uptick, with new build developments such as Jade Beach, from leading Spanish homebuilder Taylor Wimpey España attracting those looking to own a prestigious property within just 100 meters of the seafront promenade leading to Puerto Banus. Prices start at €450,000.

“Previously owned properties are also selling well along Spain’s lengthy Mediterranean coastline,” confirms Martin Dell, Director of property portal Kyero.com, which offers property sales, holiday rentals and long-term rentals across Spain. “Menorca has some fantastic properties for sale right now, like this four bed, four bath villa with pool for €895,000. It’s the ideal second home for someone looking to own a fabulous holiday property that also has great rental potential.”

You grow up, get married, buy a house and have 2.4 children. At least that’s how things used to work. These days an increasing number of young (and indeed not so young) couples are having to make a choice between their dream wedding day and their dream of owning their own home.

In the US, the average wedding (excluding the honeymoon) cost $31,213 in 2014 according to the Real Wedding Survey. In Ireland, couples now shell out €19,635 on their big day (Mrs2Be), while in the UK, You and Your Wedding has found that the bill now totals £20,983.

Of course, £20,000 won’t buy you a house in the UK, but it could make all the difference in obtaining a mortgage when used as a deposit. This is the take of the ING International Survey, published in June 2015, which examined whether couples were sacrificing their ‘big day’ in favour of home ownership.

The results speak for themselves: 60% of people across Europe were found to opt for spending on a house rather than on their wedding day. With home ownership becoming an increasingly unattainable goal and the cost of living rising faster than wages, betrothed couples seem to have a pragmatic mindset when it comes to matters of the heart.

Ray Withers, Chief Executive of specialist property investment company Property Frontiers, comments,

“The UK has a real problem in terms of lack of housing supply and that is one of the factors that has driven prices up in recent years. It’s meant a fantastic boom for the buy-to-let sector, as young professionals opt to rent in city locations during the early stages of their careers, but the age of first time buyers has gradually been pushed up and up as a side effect.”

Nationally, the average first time buyer in the UK is now 31 years old, according to The Sunday Times Money, while a KPMG report has found that they need an income of £41,000 – almost double the average UK wage of £22,000. With 100% mortgages a distant memory, buyers are increasingly having to choose between a life of wedded bliss and a roof of their own over their heads.

Some are considering a wedding overseas as a way to cut costs, but even in countries such as Spain, where the cost of living is lower than in the UK, nuptials can still be pricey. Bella Wedding reports the cost of a boutique hotel wedding for 60 guests in Spain as €18,000.

“A wedding in the Spanish sunshine is a lovely idea and can be cheaper than getting married in the UK, but many couples are still having to chose between that and using their cash as a deposit. The reality is that pragmatism has to come before romance in many households these days. For couples in Spain, the ING survey showed that 70% would rather spend their money on a house than on their wedding day – higher than the European average of 60% and the UK average of 67%.”

The €18,000 cost of a Spanish wedding would serve well as a deposit on a seafront apartment at a development like La Recoleta III, on the Costa Blanca, or perhaps an exciting renovation project with two houses and land in neighbouring Portugal.

With couples increasingly preferring to opt for property ownership instead of a wedding day, it is understandable that the marriage rate in the UK is falling, though the statistics from The Marriage Foundation that 47% of women and 48% of men aged 20 will never marry really do throw the issue into stark relief. Until the UK starts building homes at a faster rate, it’s a trend that looks set to continue, with the number of cohabiting couples increasing with each generation. Still, at least they will be cohabiting in homes that they own.
