Britons are helping to drive Turkey’s tourism and resurging foreign property market this year, with the country celebrating a 22 per cent year-on-year hike in the number of foreigners it welcomed in the first seven months of 2017, said Spot Blue International Property in September.

In July alone, the number of foreign tourists visiting Turkey surpassed five million, representing a 46 per cent year-on-year increase, according to the country’s Ministry of Culture and Tourism. Of these tourists, Britons comprised the third largest group (277,955), after Germans (680,616) and Russians (835,525).

Between January and July, Turkey attracted 17.3 million foreign visitors. During this period, the Antalya province was a star performer, recording a 60 per cent rise in tourist numbers, according to Turkey’s Culture and Tourism Minister Numan Kurtulmuş.

“The signs are very encouraging after the downturn last year,” said Julian Walker, director at Spot Blue International Property. “Foreign visitors, but in particular Europeans, are regaining the confidence to visit Turkey. And the Turkish Government remains determined to hit its annual target of receiving 50 million tourists and generating $50 billion through tourism by 2023. ”

In tandem with tourism, Turkey’s foreign property market is seeing an uplift in 2017, according to the most recent statistics from the Turkish Statistical Institute (TÜİK). Sales to foreigners rose 65.3 per cent in July compared to the same month last year, mirroring a hike in sales in Turkey’s domestic market.

TÜİK’s July figures reveal Britons as the fifth largest group of foreign buyers in Turkey, behind the Gulf States of IraqSaudi Arabia and Kuwait, and Russia. Looking closer at the data, Istanbul remains the most popular destination with foreign purchasers, attracting nearly 31 per cent of all sales in July. The southern resort and province of Antalya was the second favourite, followed by the Black Sea province of Trabzon. Elsewhere, the Muğla province, which includes Bodrum and Fethiye, remains a favourite with British buyers.

Antalya’s established resorts on the Mediterranean coastline, which include Antalya city, AlanyaBelekSide and Kalkan, is on course to attract more than 10 million tourists this year. Antalya’s Governor Münir Karaloğlu confirmed that already by mid-August, tourism numbers for the year has reached 6.5 million, which represented a 65 per cent th

rise compared to the same period in 2016.

“Turkey can look forward to further upticks in tourism next year, thanks to efforts to appeal to Chinese visitors,” added Mr Walker. “A joint campaign between the Chinese and Turkish governments aims to attract one million Chinese tourists annually by 2018, a year that China has declared ‘Turkey tourism year’. The two governments have also collaborated to increase flights between the countries. Overall, these are encouraging initiatives that should benefit the country and its property market. And it helps when famous people choose Turkey for their summer holidays, as Boris Johnson, the British Foreign Secretary, and the Saudi royal family did this year.”

How long have you been on Mallorca?

I have been living here for 25 years. My very first memories of Mallorca are of a wonderful family holiday I had with my parents back in 1975. It was love at first sight, is all I can say!

 

What made you fall in love with the island?

There are many reasons why I fell for Mallorca; the coastline is truly stunning with amazing 200 beaches, many of which boast Blue Flags, all over the island. I enjoy spending time on Mallorca’s best beaches and doing watersports – windsurfing being my favourite.

But I must admit the passionate Mallorquin people were a key factor in choosing Mallorca as my home.

Mallorca has a special hold on me – it’s where I met my wife, started my career in property, and it’s the place my family and I call home.

 

Who’s currently buying in the island?

At Taylor Wimpey España we sell properties across Mallorca to a wide range of international buyers with the German, British, Swedes and Swiss being the most active, particularly buying townhouses and apartments. As foreign investment is set to break a new record this year according to a recent JLL report, we expect the growth in international buyers to continue at Taylor Wimpey España.

 

What is the average price point and where do investors buy?

It depends on the area but as an average across the island, it’s currently around 415,000€ + VAT (£385,000). Our advantage is the variety and affordability of developments we offer. Bahia San Pere is quite unique on Mallorca having a superb location in the unspoiled north east and selling prices of around 215,000€ + VAT (£200,000) for a brand new, two bed apartment.

On the other hand, there are no new developments available in the hugely popular south west of Mallorca for this price at all. Prices in this area range from around 390,000€ – 940,000€ + VAT (£360,000 – £875,000) for three bed apartments or townhouses.

 

What has been the Taylor Wimpey España’s biggest success so far this year on Mallorca?  

It’s definitely been the sales success on all our current projects that has been the biggest achievement for us on the island so far. It has specifically been the case for the developments Marina Golf and Bahia San Pere. Having been building here for almost six decades, we know the Spanish market inside out. Thus, we are focused on offering only the properties most highly sought after by our clients – quality builds in quality locations.

 

What new development in the pipeline can we look forward to for the rest of this year and 2018?

We are looking to release two new developments on Mallorca this autumn. One on the east coast in Cala D’Or (two bed apartments at very competitive prices) and a further site in the south of the island for three bed detached villas, again at very competitive prices. Further to this there are a number of new sites in the pipeline for 2018.

 

What is your outlook on the Mallorca market in 2018?

Generally, Mallorca has enjoyed a positive 2017 so far. Property is selling steadily and in some regions, very quickly. The increase in land values linked to limited availability might have an impact on house prices but despite that, for 2018, the outlook seems steady as the island will maintain its stronghold as a highly desirable destination.

It’s fair to say that uncertainty has been the order of the day in the UK’s buy-to-let property market at the hands of government for the past year.

2016’s shock Brexit decision followed by a hung parliament this year combined with stamp duty hikes, the removal of mortgage interest relief and imminent introduction of tougher lending criteria for portfolio landlords has created an aura of uncertainty and caution in the buy-to-let market.

If you think you might not have done as well in your A-Levels as you hoped, it’s a good idea to familiarise yourself with the Clearing process in advance of results day. Even if you think you aced your exams, it’s worth having an understanding of Clearing, just in case.

Clearing allows students who didn’t get the results they were hoping for to find a suitable university course. Read our step by step guide to Clearing to ensure you have the knowledge you need to find the course you want.

Clearing – the step by step guide

You can use Clearing to find courses with vacancies. Then it’s time to discuss the course directly with the college or university that provides it. If they’re happy to offer you a place, you can accept it online.

  1. Check your status in Track. If it says ‘Clearing has started’ or ‘You are in Clearing’ then you’re in Clearing.
  2. Use the UCAS search tool to look at courses that are available. Vacancies are updated regularly, so keep checking back if you’re looking for something specific. You could also consider studying a different subject.
  3. Speak to the universities and colleges that you are interested in. If you give them your Clearing number and Personal ID number, they will be able to see your Track application online.
  4. Gather informal offers over the phone and decide which one you want to accept.
  5. Add details in Track of the offer that you wish to accept, using the details that you were given on the phone. This counts as your acceptance of the offer, so be sure you are certain before entering the details.
  6. The college or university will then confirm the offer and you will receive a confirmation letter through Track.

And that’s it! Many students feel panicked by Clearing, but it’s actually a simple process, so just keep your cool and work through the process until you’ve found the perfect course.

Overseas buyers lavished €888 million on Spanish properties in H1 2017, smashing last year’s record of €330 million for the same period with total investment for 2017 expected to exceed €1 billion according to JLL.

In addition to foreign investment in property, the first half of 2017 has also been a record breaker for Spain’s tourism sector with the National Statistics Institute reporting that 36.3 million tourists visited between January and June, a whopping 12% rise compared to the same period in 2016.

The majority of those who visited (8.6 million) came from the UK, while 5.5 million were from Germany; a 9.1% and 10% rise over the same period last year respectively.

The National Statistics Institute has also highlighted an 8.5% increase in foreign tourists using non-market accommodation. The number of tourists visiting Spain using the housing of relatives, friends or their own is even higher than those using traditional market accommodation such as hotels or rental properties.
