Innovative ‘Rent on Time’ product guaranteed to safeguard London landlords’ income as private rented sector doubles in size

Innovative ‘Rent on Time’ product guaranteed to safeguard London landlords’ income as private rented sector doubles in size

United Kingdom
  • London’s private rented sector has doubled in size since 1991 (London Assembly)
  • £240 million of late rent owed across England & Wales (May 2014, LSL Property Services)
  • Innovative new Rent on Time product guaranteed to safeguard landlords‘ income

According to the London Assembly London’s private rented sector (PRS) has doubled in size over the last decade, now accounting for 1 in 4 households.

A trend witnessed from Lands’ End to John O’Groats, the PRS continues to grow at a staggering rate with new research by Direct Line Insurance stating that 3.2 million homeowners in the UK are planning to rent out parts of their property or their whole property as a short term let, or take part in a house swap during the next 12 months.

Managing rental properties can be a profitable business as long as you manage your cash flow successfully. The biggest factor for landlords affecting cash flow management is the ability to collect rent on time, as more often than not, at one time or another, landlords are bound to have a tenant who pays their rent late – or worse not at all!

In fact the latest data from LSL Property Services reveals that some £240 million of late rent was owed across England & Wales in May 2014.

Kirit Lakhani, Senior Partner & Co-Owner of Charles Derby Estates Notting Hill comments,

“As a hands-on landlord for 20 years, I know from personal experience that the biggest monthly concern landlord’s face is getting the rent in full and on time. Whether the tenants can’t pay the rent, only have part of it or simply won’t pay, whatever the story, all too often the chase for rent happens which is such a waste of valuable time and money.

“Understanding this frustration and in an attempt to do things differently here at Charles Derby Estates Notting Hill, we are proud to offer to our landlords Rent on Time. Thisinnovative and competent product ensures all landlords receive their rent on time, every time, without having to go to the trouble of making claims or having to pay extra fees.”

Devised by an expert team with experience spanning over 80 years in the property lettings industry, Rent on Time is unique concept ideal for landlords who want to have a contingency plan in place should their tenant not be able to pay their rent for whatever reason.

Lakhani goes on to comment,

“Rent on Time does exactly what it says on the tin; pays your rent on the due date no matter what. It guarantees seamless cash flow on your property portfolio as it will pay the rent on time, even if the tenant defaults. Landlords can rest easy in the knowledge that their monthly rental payments are guaranteed and fully safeguarded. Having employed the product on all my rental properties, I know I do!”

From Italy to India! Family-run fractional property company Appassionata joins the Great Big South India Adventure to help provide homes for vulnerable children

From Italy to India! Family-run fractional property company Appassionata joins the Great Big South India Adventure to help provide homes for vulnerable children

Italy

Every 8 minutes a child goes missing in India. These children don’t just disappear into thin air, they become slaves. They work in factories and in brothels, in agriculture and stone quarries, they make bindis and cigarettes, and they number in the millions.

Having a safe home makes a huge difference to the lives of children that have lost their way. With better living standards, children develop the skills they need to heal, empower, educate and eventually reintegrate themselves back into mainstream society.

Indeed, with home very much at the heart of this family-run fractional Italian property business, Appassionata will be joining the Great Big South India Adventure Rally to help provide a roof over vulnerable Indian children’s heads and provide an encouraging and supportive environment to help them grow both physically and mentally.

The quest of the adventure is to raise £25,000 to improve the health and education of school children and those rescued from vulnerable circumstances in addition to inspiring long-term support from rally participants for years to come.

Travelling from Mysore, Karnataka, through Tamil Nadu and into Kerala, the rally will be mixture of long distance riding on Royal Enfield Bullets, exploring each destination and volunteering at the projects being financially supported by Adventure Ashram, a charity that creates purposeful adventures to improve children’s health and education across the World.

Michael Hobbs, owner of Appassionata comments,

“I am a natural born adventurer with a passion for motorbikes, so of course the Great Big South India Adventure appealed to me; I can combine my love for exploration while supporting a great cause, providing a much needed safe place for children. Having completed a similar rally in 2011 I was introduced to the excellent work done by Adventure Ashram and wanted to get more involved. Becoming a corporate sponsor has allowed me to combine a desire to help vulnerable children with my ‘mid-life crisis’ need to live life to the full and push out the boundaries”

“To be given the opportunity to experience first-hand the difference that the money we will raise will make will be truly wonderful. To see the children’s smiles, help at their refuge and hear their stories of how life has improved because of the work of Adventure Ashram. It really puts things into perspective that bricks and mortar can help rehabilitate a young person’s life in the third world. The added benefit of going with four good friends will hopefully enrich our lives and those of the children supported by Adventure Ashram ”

An excellent track record of purposeful adventure by Adventure Ashram in India has led to over £600,000 being granted to 5 different, life-changing charities.

Colin Taylor, Chair of Trustees says

“We know that the charities we work with simply could not have accessed funds from the UK at this stage of their development. We have seen the impact of our grants and our success drives us to continue. Leaving a legacy from our adventures is our goal. With companies such as Appassionata joining our Great Big South India Adventure and helping raise funds that are so urgently needed, together we will adventure boldly with great purpose.”

This is a truly sensational adventure trip that combines a fabulous itinerary with a wonderful and unique blend of adventure travel, volunteering and exploring that exposes the real highlights of south India.

Haven’t got the energy? Only 13% of housing in Spain meets new standards for energy certification

Haven’t got the energy? Only 13% of housing in Spain meets new standards for energy certification

Spain
  • Only 650,000 Spanish properties are in compliance with energy performance certificates (Spanish Ministry of Industry Energy and Tourism)
  • This figure represents only 13% of all Spanish properties (Certicalia)
  • 100% of Taylor Wimpey España properties have energy performance certificates

According to the Ministry of Industry, Energy and Tourism only an estimated 650,000 of all Spanish properties are in compliance with the rules of energy performance certification (CEE).

The online platform specialising in energy certification, Certicalia, has reported that this figure only represents 13% of the properties that should have been certified, with the lack of information about the need for an energy certificate and a dysfunctional adaptation of regulations in different regions the causes behind the “poor monitoring” of these regulations.

Interestingly, according to a recent study by Ecofys, a leading consultancy in renewable energy, energy & carbon efficiency, energy systems & markets and energy & climate policy, energy efficient buildings can cut bills and fuel poverty, and with strategic renovations, could more than halve European dependence on Russian gas imports by 2030.

Marc Pritchard, Sales and Marketing Director of leading Spanish house builder, Taylor Wimpey España, comments,

“CEE’s are essential when selling a Spanish home and property professionals should ensure that the CEE score of your future purchase is included in the property details. Failing to own an energy performance certificate can result in an already agreed sale becoming void, as well as the potential for buyers to claim compensation and the estate agent being fined.

“Here at Taylor Wimpey España, 100% of our properties have CEEs, removing the hassle that comes with sorting out extra paperwork when buying your brand new holiday home, not only safeguarding your property, but making the buying process as easy as possible.”

Haven’t got the energy to shop around for CEE comparisons? No need to worry, Taylor Wimpey España has got it covered with every property boasting a top grade CEE. Check out the latest property offering from the leading Spanish house builder.

Kyero.com’s enquiry report analysed enquiries made by email during the first quarter of 2014 showing that between January and June 2014 47% of enquiries for properties in Spain sat within the £50k to £150k price range with 39.8% of enquiries looking for an apartment while 33% desired a three bedroom property.

Marc PritchardSales and Marketing Manager at Taylor Wimpey España comments,

“The Kyero.com report provides an interesting insight into what today’s buyers want from Spanish property. There are numerous reasons why the Costa Blanca still ranks top of the list for property buyers. For Brits the easy to reach reliable good weather plays a big part, swapping grey clouds for blue skies and the strength of the pound against the euro (currently at a 22 month high) means that visitors can get more for their money which has no doubt aided the increase in people snapping up attractive deals. “

Pritchard continues,

“We at Taylor Wimpey España believe we can meet the needs of customers not only because many of our properties are located in the wonderful Costa Blanca region but because we can deliver on property type and budget requirements as highlighted in the Kyero report. We have seen a rise in enquiries for second homes across Spain particularly amongst Britons, Germans and Russians and these are translating into sales – with British buyers showing a 24% increase from Jan-Jun this year in comparison to 2013!”

As a result of the Costa Blanca’s popularity, Taylor Wimpey España have launched another front line development in a joint venture with Grupo Inmobiliario Gomendio near Alicante.

Foreign buyers are at it again as Scandinavians swoop in on Spain’s lucrative property market

Foreign buyers are at it again as Scandinavians swoop in on Spain’s lucrative property market

Spain

Freezing winters, buoyant economies, much improved flight routes and a love of the Mediterranean lifestyle – is it little wonder that Scandinavians are now one of the fastest growing groups of foreign buyers of Spanish property?

According to Knight Frank’s Global Property Search, online searches for properties in Spain increased by 29% over the first three months of 2014 compared with the same period in 2013. With more than a fifth of all Spanish residential sales – 55,187 transactions – made by foreign buyers.

For the first time in several years, demand is outstripping supply in the Spanish second home market, with more and more Scandinavian buyers in particular, looking for their ideal property in the sun.

Marc Pritchard, Sales and Marketing Director for leading Spanish house builder, Taylor Wimpey España comments,

“The interest from Scandinavian markets continues to boom as buyers take advantage of favourable exchange rates and reduced Spanish house prices to purchase their dream second home abroad. Scandinavians, particularly those from Sweden and Norway, now make up over a fifth of our buyers in Spain – a huge increase on previous years.”

Indeed, a real estate report, including a detailed analysis of the data made available from the Association of the Property Registries and the General Council of the Notary Offices, has confirmed strong growth in the percentage of home purchases by foreigners with respect to the total home purchases in Spain over the last 4 years. These figures showed that purchases reached 11.15% in 2013 (12.85% in the fourth quarter of 2013), a stark contrast to only 4.24% of sales as seen in 2009.

Furthermore, another significant fact shown in the report is that the group of the 10 principal countries purchasing homes in Spain (Britain, France, Russia, Belgium, Germany, Sweden, Norway, Italy, Algeria and China) has been very stable in the last few years suggesting recovery of the market.

For those on the hunt for the perfect Spanish property, why not take a look at what Taylor Wimpey España has to offer on the Costa Blanca, a hotspot for Scandinavian buyers.
