Formula 1 racing for Mallorca

 Mallorca appears to be having more than it’s fair share of action this year.  This beautiful Balearic Island is already to be used at both the start and finish of the Global Ocean Race 2011 – 2012.  Mallorca had already shot to sporting stardom as the birthplace of tennis hero Rafael Nadal and is used as a training centre for many international tennis stars.

 

And now it is becoming a very real possibility that Formula One will be launched in Mallorca.  This will attract a whole new crowd of petrol head enthusiasts – undoubtedly attracted by the racing, the wonderful climate and the excellent food.  Mallorca is fast becoming the latest fashion destination in the Med

With the Spaniard Fernando Alonso´s ongoing success at the front of the field, and that of local resident Jorge Lorenzo in MotoGP last season, hopes are mounting, for those passionate about the sport, to see a world class motorsport facility in Mallorca.  Rumour has it that Barcelona´s strong relationship with FI might prevent this happening  but  undeterred, those behind the dream of Formula One in Mallorca are now at the stage of finding backers for the project.

The 5km circuit is being designed by Spain’s own Gabriel Palmer with the help of Alonso’s Ferrari team for advice.  He commented:  "The Balearic Islands are the only region in Spain where there is no such facility.  We had agreed to review the existing development plan in this community, and there we found a suitable property, which is only a short drive from Palma´s international airport, numerous hotels of all categories, and the capital itself."

 

It appears that the current FI Valencia Street Circuit has been much-maligned.  With drivers complaining about the lack of opportunity for changing position once the race has started.  With one race failing to feature a single on-track change of position it has been dubbed by drivers and spectators alike as ‘boring’.   The future of F1 in Mallorca (if at all) will largely be down to the Valencia Street Circuit´s plans to modify the course in an attempt to make the event more exciting to watch (and take part in). Valencia organisers will be speaking with F1 drivers to go over proposed alterations and see if they can integrate some overtaking opportunities into the circuit.

The most established British developer in Spain, Taylor Wimpey de España announced this week that 2010 has seen increases of up to 50% in sales from last year. And it is the Balearic island of Mallorca that has played a major part in bolstering the figures by doubling their year on year sales.

Increased accessibility in 2011 for Ireland and Mallorca

Going for Golf in Spain

Recent reports from the International Association of Golf Tour Operators (IAGTO) show that Spain is top of the polls for golf tourism with this Mediterranean destination capturing 35% of the European market. Andalucia and the famous Costa del Sol is the most popular region for the budding sportsmen and women within Spain, a trend recognised by both holiday operators and property developers.
Leading British developer in Spain, Taylor Wimpey de España, have found thus far in 2010 that 78% of all their clients actively play golf and with 75% of buyers looking for a holiday home, we know how the new owners will spend their summer holidays! 41% of these buyers are specifically looking for homes in the Costa del Sol.
The golf holiday market, along with all other sectors, has been hit by the financial crisis, however, reports of golf tour operator bookings being up between 10% and 35% in January and February alone, optimism has returned to the sector.

Marbella tourism at 5 year high

The much talked about Spanish slump appears to be over for Taylor Wimpey de España. Javier Ballester, Managing Director, is thrilled with the consistent up-turn that 2010 has delivered: “After implementing a correction to reflect current pricing levels, demand for properties in Spain by foreign purchasers has increased.”
 
Tourism figures are also reportedly up across Spain. Marbella in particular shines through; quarter three has recorded some fabulous improvements for the months of July, August and September in the Costa del Sol. According to the latest figures released from the Institute of National Statistics, Marbella’s tourism industry is well on the road to recovery. This summer, the municipality of Marbella has registered a seven percent increase in hotel occupancy and a twelve per cent increase in overnight stays in the area. More good news is that the average stay in hotels has risen from 4.25 to 4.46 days.
 
Marbella Mayoress, Ángeles Muñoz, said the report clearly shows ‘recovery’ of the town’s tourism. Muñoz is excited about the future of Marbella and told the press: “These are the best figures we’ve seen in the last five years”.
 
The 5 day break of Michelle Obama and daughter Sasha in Marbella staying at the luxurious Villa Padierna Hotel will have made a difference to these figures. With them, came National and International press which generated wonderfully positive publicity for the area and subsequently, more tourists.
 
Other contributing factors apart from the obvious abundance of sunshine, sea and sangria, are some great events that the city hosted. The fabulous Björn Again ABBA tribute concert, X-Factor extravaganza, International Festival of Art or the Food & Sun Festival have all played a part in luring holidaymakers to the town this year.
 
With the Andalucían region coming out on top (compared to other regions in Spain), it looks like things are finally looking up for tourism, something the region’s economy relies heavily upon.
 
Good news also for the property market in the same period, albeit in a more timid manor. The National Institute of statistics reveals that August was the best month in housing sales since May 2008. Confirmation of this improvement comes from the latest data provided by the Association of Registrars of property, movable property and commercial.   Based on this data, the Association of Registrars has detected ‘a clear recovery in the sales process´.

Spanish property love affair back on the cards with 29.6% increase in sales reported

It seems that the Spanish property market has turned an all important corner with the latest figures from the Spanish National Statistics Institute (INE) reporting a 29.6% increase in the sale of dwellings in August 2010 compared to the same period in 2009.
 
The British love affair with Spanish property was unfortunately interrupted by economics and banking crises back in 2008 however there are indications that feelings could be stirring once again with a passionate reunion on the cards.
 
In the first half of 2009, investment in Spanish property reached a low of €271 million however new statistics show that in the first half of 2010 this figure more than doubled to €556 million. This massive increase in investment is building confidence in the future of the Spanish property market for developers, agents, property owners and potential buyers.  
 
This positive view of the future of the market is echoed by the Prime Minister Jose Luis Rodriguez Zapatero. The Government believes that the Spanish economy will continue to improve and that property prices, having now bottomed out, will increase also. Zapatero said last month that ‘prices have stabilised in general and have even been increasing. Demand seems to be picking up’.
 
And evidence there is a strong basis for recovering demand seems clear if Internet search figures are to be trusted. Between May and July this year, Spain was the most popular country flight destination with nearly 17 per cent share. The country was also the most popular country for flight searches during this 12 week period, with Tenerife, Malaga and Alicante all featuring prominently in the top 50 destinations list.

JAVIER BALLESTER, MD of Taylor Wimpey de España talks to us on the Spanish market today and expectations for 2011

Taylor Wimpey closed 2009 with 175 home completions in Spain. What is your forecast for the rest of 2010?
Leading up to 2010 there has been less development by Taylor Wimpey de España in Spain and by developers generally across the country, therefore, in the prime locations especially stock is very limited. This has driven us to launch new developments and phases in the high performing regions such as Marbella on the Costa del Sol. Overall with less stock to sell in the completed turnkey developments we anticipate sales generally will be approximately 10% below that of last year but with a resurgence in off plan buyers of the new units there is a positive outlook for 2011.
 
You are saying that you have less stock of finished homes available? How much stock do you have?
          When the downturn hit in 2008, we put a halt to new developments and focused our energy on finishing the existing builds realigning our build strategy to suit market conditions. Today we are very close to closing sales for this existing stock built after 2008. In fact this year properties have sold out in several developments such as Can Roses and Port Verd in Mallorca. Many of our current developments have only a few units remaining and to help the flow of sales discount pricing has been applied. Judging by the uptake of these offers we expect to sell out at Los Altos del Golf, El Puerto, Los Robles I, Las Encinas, Valle de Alenda, and Pollentia Mar by the end of 2010.
 
What new developments are you launching then? What plans do you have for 2011?
          Last February we launched our first new development since the recession started – La Floresta de la Mairena, very close to Marbella on the Costa del Sol. It has been extremely well received by clients seeking off plan investments, safe in the knowledge they are purchasing through an established developer. In the first 3 months we sold 11 homes. Since then we have launched the second phase at El Puerto in Cala D’Or (Mallorca) and this September we are launching Las Brisas at Alenda Golf on the Costa Blanca.
          In 2011 we expect to release two more new developments in Mallorca.
 
The Spanish property market recession has been well publicised throughout the UK and we have heard of several developers going into administration. What is the secret to Taylor Wimpey de España’s success through this difficult time?
The "secret" is based on three factors:
Firstly, our presence and knowledge of the USA market allowed us to assess the depth of this crisis earlier than our competition. Therefore, since 2008, we have been adjusting our prices to reflect the changing market conditions. Even though the prices have been reduced the quality of build has been maintained and our loyal employees have continued to give our customers their all in terms of service, commitment and attitude to quality.
Secondly, our brand is key. The overseas home buyer today is significantly more sophisticated in terms of knowledge and research. They do their due diligence before even stepping on the plane which is a benefit to us as an established developer with a history of excellent developments and service. Buyers know that they are safe in our hands and security really is of huge importance.
Finally, we have an active network of estate agents throughout the UK and the rest of Europe. We have been able to earn their trust based on handling our relationships with professionalism and showing them we are committed to their requirements. Many agents themselves are becoming much more selective about who they work with choosing only to work with the best.
 
Is it true that there are 700,000 stock units waiting to be sold in Spain?
I don’t know if this figure is accurate… nevertheless, it is very important to understand where most of those units are.
Spain is a very fragmented market which varies from one region to another, even from one town to the next. Most of the Spanish property oversupply is concentrated in the domestic markets in the commuter belts of big cities such as Madrid, Valencia or Seville.
On the coast, there are areas with significant oversupply, but after two years with no construction the prime areas are now running out of property to sell. For instance, premium locations like Mallorca are today already in short supply. In these areas, prices are poised to steadily rise during next year to keep pace with demand.
 
Regarding the Costa del Sol, what are your expectations?
Areas like Casares,  Manilva and Calahonda are still suffering from oversupply and will take much longer to recover, but if you are heading to a “premium” location like Marbella or Benahavis,  buyers will find that good product between €200,000 and €300,000 is already hard to find.
It is also very important to research a developer before you buy. With some still struggling to make ends meet we sadly have seen a number of people coming to us having lost deposits as their developer has gone into administration.
